The Residences
Harbour House is built at a residential scale: three low buildings of six, four and four residences, with plans of about 2,174 to 2,750 square feet under air. Every residence has its own garage, a private elevator and a private garden, and the Garden Retreats add a covered lanai, a private pool and an outdoor kitchen, so they live more like a house than a condominium. Shared spaces face the water — a resort-style pool, an over-water lounge deck, bayfront cabanas and a launch for kayaks and paddleboards.

Two options are sold on top of the residence: one of eleven private boat slips at $250,000, and a bayfront cabana at $200,000. In early October 2026, the MLS also showed residences 203 and 303 offered together as a 4,844-square-foot penthouse at $15,000,000. No Harbour House residence has closed yet, the building has no rental history, and none is offered for lease. Prices are pre-construction and change as the building sells, so we confirm the current list before any showing.
Boating From Hurricane Harbor
Eleven optional private slips take boats up to 38 feet, at $250,000 each. From Hurricane Harbor, boats run through Moorings Bay to Doctors Pass and the Gulf, the same route used by the bayfront buildings and homes of The Moorings just north. Bridge clearances on the route vary with the tide, so we check the numbers against your boat before an offer. For comparison, La Perle and Bella Baia are established bayfront buildings on the same harbor with slips of their own.

Bayfront, Not Beachfront
Harbour House sits on the bay side of the boulevard, which is what makes the slips possible. Buyers who want a residence directly on the sand should compare the Gulf-front buildings of Coquina Sands — Via Delfino, Laurentians, Whitehall and Embassy Club — set out in our Coquina Sands condo buildings guide, and the new beachfront collections at Rosewood Residences and Olana nearby. Owners weighing a sale in the neighborhood can start with Selling in Coquina Sands.
Buying Before Construction
A pre-construction purchase is a contract with the developer, and the terms matter as much as the finishes. We review the deposit schedule and escrow, the delivery timeline, what is included versus upgraded, how slips are sold and carried, the proposed association budget and reserves, and the leasing and pet rules before a client signs.
Florida gives a buyer purchasing from the developer 15 days after signing the contract and receiving the required documents to cancel. The first milestone structural inspection is decades away, but the rest of Florida’s condominium safety law applies from the start. Florida requires condominium buildings of three stories or more to complete a milestone structural inspection at 30 years, or 25 where a local agency requires it, and every ten years after, and a structural integrity reserve study every ten years. The fees in today’s listings, about $44,000 to $47,000 a year, are estimates, so read the estimated operating budget and reserve schedule in the offering documents before signing.

Harbour House Questions
What is Harbour House Naples?
Harbour House is a new boutique condominium of fourteen residences in three buildings at 1624 Gulf Shore Boulevard North in Coquina Sands, on the bay side of the boulevard facing Hurricane Harbor. Residences run from about 2,174 to 2,750 square feet under air, each with a private garage, elevator and garden, and eleven optional boat slips take vessels up to 38 feet.
Is Harbour House on the beach?
No. Harbour House sits on the bay side of Gulf Shore Boulevard North, on Hurricane Harbor, with Lowdermilk Park and the Gulf beach directly across the street. Buyers get the water at the back door and the beach a short walk away.
Does Harbour House have boat slips?
Yes. Eleven private slips for boats up to 38 feet are offered as an option with residences, at $250,000 each on the September 2026 price list, reaching the Gulf by way of Hurricane Harbor, Moorings Bay and Doctors Pass. Confirm bridge clearance for your vessel and whether a slip conveys with a given residence before an offer.
How much do residences at Harbour House cost?
On the developer’s September 2026 price list, residences run from $6,500,000 in the West building to $10,000,000 in the East building, about $2,940 to $3,640 a square foot under air, and one residence is under contract. Boat slips add $250,000 and cabanas $200,000, and current listings show annual fees of about $44,000 to $47,000. Call (239) 438-1102 for the current list.
When will Harbour House be built, and can it be rented?
Construction was announced to begin in summer 2026, built by Borelli Construction, and current MLS listings show completion in 2028. As a new building it has no rental history and no residences offered for lease, so ask for the proposed leasing restrictions in the condominium documents before you reserve.
What does Florida condo law mean for a Harbour House purchase?
A buyer purchasing from the developer has 15 days after signing the contract and receiving the required documents to cancel. Like every Florida condominium building of three stories or more, Harbour House will need a structural integrity reserve study every ten years and a milestone structural inspection at 30 years, so read the estimated budget and reserve schedule in the offering documents before signing.
Pricing, availability, residence sizes, slip terms, delivery dates and association details are subject to change and should be verified with the developer, current condominium documents and the MLS before relying on them.
