A season on the beach between Olde Naples and The Moorings.
Coquina Sands is a small, almost entirely residential stretch of Gulf Shore Boulevard North — low-rise beachfront buildings, wide lots, Lowdermilk Park at its centre and Fifth Avenue South a few minutes south. About twenty furnished seasonal residences were listed across the whole neighborhood in early October 2026, and many are re-booked each year by the tenants who stayed the year before.

Seasonal Rates by Building

Seasonal listings in the Naples Area Board of REALTORS® MLS from early 2024 through early October 2026; asking rates per month in season, with the median or lease result below.
The nine recorded leases tell the same story at closer range: two-bedroom condominiums at Del Mar, Eleven Hundred Club, Calusa Club and Kona Kai leased for $5,000 to $6,800 a month in season, a two-bedroom with a den at Parador leased twice at $9,000, and a four-bedroom house on Crayton Road leased at $29,995, for a median of $6,500. Most listings also quote an off-season rate, typically about half to two-thirds of the season figure, which is why November, December and May are the best value in the neighborhood.
What a Season in Coquina Sands Looks Like
Mornings are the beach, and in Coquina Sands that is a short walk rather than a drive — the neighborhood is only a few streets deep, and Lowdermilk Park sits at the middle of it with showers, parking and a place to meet people. Afternoons drift toward Venetian Village or the shops on Fifth Avenue South. Evenings are the restaurants of Olde Naples a few minutes south, Venetian Village to the north, or the dining rooms of Naples Beach Club, A Four Seasons Resort, which opened in November 2025 on the old Naples Beach Hotel site at the neighborhood’s southern edge.
What Coquina Sands does not have is the density that comes with a tower: no valet queues, no lobby traffic, no hundreds of neighbors arriving for the same week. It is a residential neighborhood where some of the residences happen to be let for the season, and it feels very different from the high-rise stretches further north.
How Renting Works Here
Most Coquina Sands condominium associations set a ninety-day minimum lease, and several permit only one or two leases per year. Two of the beachfront buildings — Via Delfino and Laurentians — permit no rentals at all, which is part of why the available inventory is smaller than the number of residences would suggest. Single-family homes carry their own terms.
In practice this means Coquina Sands is a season market, not a holiday-week market. Tenants come for two, three or four months, often to the same residence year after year. If you are looking for a week in March, we will tell you honestly that this is the wrong neighborhood and point you somewhere that suits it better. If you are looking for a season on the beach within walking distance of Lowdermilk Park, Coquina Sands is made for it.
Renting Before You Buy
A season in Coquina Sands is the least expensive due diligence available on a neighborhood where single-family homes sold at a median of $8.85 million over the past two years. You learn which side of Gulf Shore Boulevard you actually want, how the light falls on a north-facing residence in February, what the walk to the beach feels like carrying chairs, and whether the setting you are paying for is the one you wanted.
Many Naples buyers start as seasonal tenants. If that is where this might be heading, tell us when you enquire — we will steer you toward residences in buildings worth owning in, and while you are in town we can show you what is offered for sale. There is no obligation attached to that, and the rental costs you nothing extra either way. When you are ready to look properly, the Coquina Sands neighborhood guide and the building-by-building comparison are the places to start.
Annual Rentals
Coquina Sands annual inventory is thinner still — most owners here prefer season-long lets or keep the residence for their own use. Annual leases recorded since early 2024 include two furnished two-bedroom condominiums at $3,500 a month and an unfurnished three-bedroom house on Crayton Road at $10,500, and in early October 2026 annual listings asked $2,450 to $11,500 a month. If you are looking for a twelve-month lease in this part of Naples, contact us and we will send what exists, or look at Naples annual rentals more broadly.
Own in Coquina Sands? Let Us Manage Your Vacation Rental
Alpizar Property Management handles furnished seasonal stays of 30 to 180 days and high-end annual leases: pricing set against the building’s own lease history, professional photography and marketing on the MLS and leading rental sites, guest screening, association applications, arrival and departure walkthroughs, turnover cleaning, and repairs scheduled with vendors billed at cost, with no markup. Owners follow every stay through a 24/7 owner portal and pay one flat percentage of the rent collected. We manage a deliberately small portfolio so that each residence gets proper attention, and we work within your association’s lease limits rather than around them.
Tell us about your residence and we will come back with what it should let for and what a season would look like.

Coquina Sands Vacation Rentals Questions
What is the minimum rental period in Coquina Sands?
Most condominium associations in Coquina Sands set a ninety-day minimum, and several limit owners to one or two leases per year. Via Delfino and Laurentians permit no rentals at all. Single-family homes set their own terms. Coquina Sands is a season market rather than a weekly one, so plan on a stay of three months or more.
How much does a seasonal rental in Coquina Sands cost?
Two-bedroom condominiums have leased through the MLS for about $5,000 to $6,800 a month in season since early 2024, and a two-bedroom with a den at Parador for $9,000. In early October 2026, seasonal condominium listings asked $4,900 to $20,000 a month and single-family homes $9,995 to $49,995. Off-season rates typically run about half to two-thirds of the season rate.
Can I rent a place in Coquina Sands for a week?
Almost certainly not. Association minimums and City of Naples rules govern short stays, and the established beachfront buildings here do not permit them. If you need a week, tell us and we will point you to the parts of Naples where weekly rental is genuinely available rather than letting you spend time looking in the wrong neighborhood.
When should I book a Coquina Sands seasonal rental?
A year ahead for January through April. The neighborhood holds a small number of seasonal residences, many owners re-book returning tenants, and peak-season inventory is usually committed long before the season starts. November, December and May are considerably easier and are often available at shorter notice.
Is Coquina Sands walkable to the beach?
Yes, from anywhere in the neighborhood. Coquina Sands is only a few streets deep along Gulf Shore Boulevard North, the Gulf-front buildings have private beach access, and Lowdermilk Park sits in the middle of the neighborhood with facilities, parking and beach access open to everyone. Fifth Avenue South is a few minutes by car.
Can I rent in Coquina Sands and then buy there?
Many buyers do, and at these prices it is sound due diligence. Tell us when you enquire that you may buy, and we will steer you toward residences in buildings worth owning in and show you what is available while you are in town. There is no cost or obligation attached to that, and the rental terms do not change.
