Coquina Sands is a small, quiet, almost entirely residential stretch of Gulf Shore Boulevard North — low-rise beachfront buildings, wide lots, Lowdermilk Park at its centre and Fifth Avenue South a few minutes south. Fewer than thirty furnished seasonal residences are typically available across the whole neighborhood at any point in season, which is why the ones that come up are usually taken by people who booked the year before.

What a Season in Coquina Sands Looks Like
Mornings are the beach, and in Coquina Sands that is a short walk rather than a drive — the neighborhood is only a few streets deep, and Lowdermilk Park sits at the middle of it with showers, parking and a place to meet people. Afternoons drift toward Venetian Village or the shops on Fifth Avenue South. Evenings are Charleston Square at the north end of the neighborhood, or the restaurants of Olde Naples fifteen minutes south, or the new Four Seasons resort dining rooms on the old Naples Beach Hotel site at the neighborhood's southern edge.
What Coquina Sands does not have is the density that comes with a tower: no valet queues, no lobby traffic, no hundreds of neighbors arriving for the same week. It is a residential neighborhood where some of the residences happen to be let for the season, and it stays quiet in a way the high-rise stretches further north do not.
How Renting Works Here
Most Coquina Sands condominium associations set a ninety-day minimum lease, and several permit only one or two leases per year. Two of the beachfront buildings — Via Delfino and Laurentians — permit no rentals at all, which is part of why the neighborhood stays as quiet as it does and why the available inventory is smaller than the number of residences would suggest. Single-family homes carry their own terms.
In practice this means Coquina Sands is a season market, not a holiday-week market. Tenants come for two, three or four months, often to the same residence year after year. If you are looking for a week in March, we will tell you honestly that this is the wrong neighborhood and point you somewhere that suits it better. If you are looking for a quiet season on the beach within walking distance of Lowdermilk Park, there is very little in Naples that compares.
Renting Before You Buy
A season in Coquina Sands is the least expensive due diligence available on a neighborhood where single-family homes sold at an average of $7.7 million last year. You learn which side of Gulf Shore Boulevard you actually want, how the light falls on a north-facing residence in February, what the walk to the beach feels like carrying chairs, and whether the quiet you are paying for is the quiet you wanted.
