The developer’s master plan, from the Gulf beach to the golf course.

Beachside Residences

The 58 Beachside Residences are the Gulf-front heart of the property: standard plans from 2,684 to 6,805 square feet, four Beach Houses on the first residential level with private pools, and four Penthouses with 14-foot ceilings, all with interiors by Champalimaud Design. MLS closings from June to September 2026 ran from $7,750,000 to $24,000,000, and the developer’s last three residences are two Beach Houses and the C Penthouse. See Beachside Residences for every sale and the resales on the market.

Golfside Residences

The 95 Golfside Residences step between four and seven stories around The Gardens, with plans from about 2,100 to 6,500 square feet and developer pricing from $6.5 million to $25 million. Building E is the only place at Naples Beach Club where six residences can be rented through the Four Seasons program. See Golfside Residences for pricing by residence type.

Floor Plans and Finishes

The Beachside plans vary more than the numbers suggest: exposures run from two sides to all four, and the second-floor A plans carry terraces nearly three times the size of the floors above. Every plan, with bedrooms, terraces, views and what each has sold for, plus the Seashell and Beachwood finish packages and the Wolf, Sub-Zero and Miele kitchen specifications, is in our Naples Beach Club floor plans guide.

Membership, Dues and Amenities

Buying a residence does not include the club. Membership, which opens the golf course, the Racquet Club and the residents’ beach club and pools, is optional: about $200,000 to join, 80 percent of it equity, and about $27,500 a year, with no social or corporate memberships. Association dues are estimated at about $3.00 a square foot a month. What a year of ownership costs, who uses which amenities and the rental rules are set out in Membership, Dues & Amenities.

The Resort

The Four Seasons brings The Sanctuary, a 30,000-square-foot spa on three levels with 13 treatment rooms, a thermal circuit and a rooftop lap pool; The Merchant Room by chef Gavin Kaysen; the returning HB’s and Sunset Bar on the beach; and Market Square, with Naples Trading Company, The Wager gastropub and bowling, a screening room and a children’s club. The Racquet Club has six Har-Tru courts.

What Has Sold

A Beach House of about 9,000 square feet closed for more than $20 million in May 2026, the first recorded sale at Naples Beach Club. The closings recorded in the MLS since then are below; most contracts will not appear until their residences are delivered.

The Legacy of the Site

For 75 years the Watkins family ran the Naples Beach Hotel & Golf Club here, and it became one of the defining landmarks of Naples. The property was sold in 2021 for about $362 million to the partnership behind Naples Beach Club, which kept HB’s and the Sunset Bar and placed 104.6 of the 125 acres under a conservation easement, so the open course and beach frontage cannot be built over.
