Every Condo Building in Coquina Sands, Gulf Side and Bay Side
Coquina Sands has more than twenty condominium buildings along Gulf Shore Boulevard North, and the street number sorts them. Odd-numbered addresses sit on the beach, even-numbered addresses are across the street on the bay side, and a group of smaller buildings lines Banyan Boulevard inland. In the two years to September 30, 2026, 27 resale condominiums sold here, and the side of the street was worth nearly twice as much per square foot.

Surfside Club
The southernmost of the established Gulf-front buildings, at 1065 Gulf Shore Boulevard North, built in 1963. One residence of 1,798 square feet sold in December 2025 for $2,925,000, or $1,627 a square foot, the highest price per square foot of any Gulf-side resale in the two years.
Via Delfino
A boutique beachfront building of just 24 residences, built in 1989, with plans from 3,785 to 4,000 square feet and three to four bedrooms. Via Delfino permits a dog or cat with no size restriction and no rentals at all, and its residences rarely come to market. Its one sale in the period, a residence of 3,803 square feet for $5,650,000 in October 2024, was the highest Gulf-side resale of the two years. A lap pool, gas grills and direct beach access anchor the amenity program, and the pool patio and bar area have recently been resurfaced and upgraded.
Whitehall
Sixteen residences with direct Gulf views, a short distance from Olde Naples and Venetian Village, built in 1974. Plans run 2,947 to 3,274 square feet with three bedrooms plus den. No pets. Owners may lease twice a year with a 90-day minimum, which gives Whitehall more flexibility than Via Delfino or Laurentians without opening the building to short-term turnover. Two residences sold in April 2026 for $3,300,000 and $3,125,000, about $1,100 a square foot, and a third was offered at $3,350,000 on October 1, 2026. Amenities include a heated pool with poolside cabanas, gas grills, a recently renovated lobby, a Gulf-side patio and an on-site property manager.
Colonial Club
Built in 1967, between Whitehall and Laurentians. Two residences of about 1,700 square feet sold in October and November 2025 for $1,600,000 and $1,500,000, the two lowest Gulf-side prices of the period, which makes Colonial Club the most accessible way onto the sand in recent sales. A residence of 3,518 square feet was offered at $4,200,000 on October 1, 2026.
Laurentians
Two beachfront buildings, built in 1975, holding 32 residences between them, near Lowdermilk Park. Every residence is a corner, with just two to a floor, which is why the light and the views are better here than the square footage alone suggests. Plans run 2,875 to 3,385 square feet with four bedrooms and four baths. No pets and no rentals. No residence closed in the two years; one of 3,188 square feet was offered at $4,495,000 on October 1, 2026.
Embassy Club
Also known as The Embassy, just north of Lowdermilk Park and close to the restaurants of Charleston Square. Thirty-six residences with plans from 1,650 to 1,931 square feet in two- and three-bedroom layouts. No pets, and one lease a year with a 90-day minimum. Amenities include a beachfront heated pool, fitness room, sauna, a social room with catering kitchen and direct beach access. No residence closed in the two years; one of 1,780 square feet was offered at $1,950,000 on October 1, 2026, the lowest Gulf-front asking price that day.
Bay Side and Banyan Boulevard
Across the boulevard, the buildings are older, the residences are mostly smaller, and the beach is a walk across the street rather than a step off the pool deck. That is where most of the neighborhood’s condominium sales happen: 21 of the 27 resales in two years, at a median of $567,000, with most of the residences that sold between 850 and 1,114 square feet.

Eleven Hundred Club, Del Mar and Banyan Club account for 15 of those 21 sales, nearly all between $465,000 and $650,000, and the bay side as a whole sold quickly, at a median of 44 days. The exceptions are the larger, newer residences. Charleston Square, built in 2004 and 2005 on the bay, sold a bayfront residence of 3,966 square feet for $3,400,000 in August 2026, and Banyan Corners, built in 2017, sold two residences of about 2,200 square feet at about $1,259 a square foot, more than four of the six Gulf-front resales. Parador sold a 1,774-square-foot residence for $1,535,000 in August 2026.
Harbour House is the new building on this side: 14 residences in three low buildings facing Hurricane Harbor, with optional slips for boats up to 38 feet, a private garage and elevator for every residence, and Lowdermilk Park and the beach across the street. On October 1, 2026, three residences were offered from $6,750,000 to $15,000,000 and one was under contract at an asking price of $10,000,000.

New Development
Four new developments are selling inside Coquina Sands, and none has yet recorded a closed sale in the MLS, so their prices are asking prices or developer figures. On October 1, 2026, Rosewood Residences, Olana and Harbour House were offered at a median of about $3,134 a square foot, nearly three times what the Gulf-front resale buildings beside them achieved.
Rosewood Residences Naples — 42 residences in two seven-story towers at 1601 Gulf Shore Boulevard North, beside Lowdermilk Park, from 4,226 to 9,673 square feet. On the developer’s price sheet updated September 29, 2026, 16 remain, from $13.75 million to $50 million, with completion expected late in 2026.
Olana Naples — 12 residences of about 9,400 to 10,000 square feet, two to a floor, at 1121 Gulf Shore Boulevard North, on the site of the former Bahama Club, with 220 feet of private beachfront. Three were offered on the MLS on October 1, 2026, from $29,950,000 to $37,000,000, with completion planned for 2028.
Harbour House — the bay-side building above, with optional boat slips on Hurricane Harbor.
Naples Beach Club, A Four Seasons Resort — 153 residences at 851 Gulf Shore Boulevard North, beside the resort that opened in November 2025, about 1,000 feet of Gulf beach and a Tom Fazio-designed golf course.
We represent buyers at all four at no additional cost, because the developer pays buyer representation fees.
How to Choose a Building
Start with the side of the street, because it sets the price level before anything else: about $1,100 a square foot on the beach against $583 across the street. Then the rules. In Coquina Sands the association rules narrow the choice quickly: if you have a large dog, the four buildings whose rules we have confirmed, set out below, narrow to Via Delfino; if you need to lease the residence, to Whitehall and Embassy Club; if you want a building that permits no leasing at all, to Via Delfino and Laurentians.
| Building | Pets | Leasing |
|---|---|---|
| Via Delfino 24 residences |
One dog or cat No size limit |
Not permitted |
| Whitehall 16 residences |
Not permitted | 2 leases a year 90-day minimum |
| Laurentians 32 residences |
Not permitted | Not permitted |
| Embassy Club 36 residences |
Not permitted | 1 lease a year 90-day minimum |
Rules as published by each association; they change, so confirm them in the condominium documents before making an offer.
Then the building itself. Fourteen of the seventeen resale buildings here were built between 1959 and 1981, so for those of three stories or more, the milestone structural inspection Florida requires at 30 years, and every 10 years after, is already due or done, alongside the structural integrity reserve study required every 10 years, the first due by December 31, 2025. Ask for both, with the budget, the reserve funding plan and any special assessment, before you write an offer. Because the buildings are small and turnover is low, patience inside the right building will serve you better than a compromise inside the wrong one.
Coquina Sands Condo Building Questions
What are the condo buildings in Coquina Sands?
On the Gulf side of Gulf Shore Boulevard North, directly on the beach, are Surfside Club, Via Delfino, Whitehall, Colonial Club, Laurentians and Embassy Club, with the new Olana and Rosewood Residences. Across the street on the bay side are Eleven Hundred Club, Parador, Del Mar, Kona Kai, Charleston Square, Lago Mar, Reef Club and the new Harbour House, and inland on Banyan Boulevard are Calusa Club, Banyan Club, Coquina Cove and Banyan Corners. Naples Beach Club, A Four Seasons Resort, sits at the southern end of the neighborhood.
What is the difference between Gulf-side and bay-side condos in Coquina Sands?
Along Gulf Shore Boulevard North, odd-numbered addresses are on the beach and even-numbered addresses are across the street, facing the bay or the neighborhood. Over the two years to September 30, 2026, the six Gulf-front resales sold at a median of about $1,100 per square foot and the 21 bay-side and Banyan Boulevard resales at about $583. The bay-side residences are mostly smaller, sold faster, a median of 44 days against 54, and are a short walk from the same beach.
How much do Coquina Sands condos sell for?
Twenty-seven resale condominiums sold in Coquina Sands in the two years to September 30, 2026, from $350,000 at Del Mar to $5,650,000 at Via Delfino. The six on the Gulf side sold at a median of $3,025,000 and the 21 on the bay side and Banyan Boulevard at a median of $567,000. New construction is priced separately: on October 1, 2026, Harbour House, Rosewood Residences and Olana were offered from $6,750,000 to $50,000,000.
Which Coquina Sands buildings allow pets?
Via Delfino permits one dog or cat with no size restriction, which is unusual for a beachfront building in Naples. Laurentians, Whitehall and Embassy Club do not permit pets. Rules at the other buildings vary, and every association can change its rules, so we confirm the current policy in the condominium documents before you make an offer.
Can I rent out a condo in Coquina Sands?
It depends on the building. Via Delfino and Laurentians permit no leasing at all, while Whitehall allows two leases a year and Embassy Club one, each with a 90-day minimum. Coquina Sands is also inside the City of Naples, where a residence let more than three times a year for stays shorter than 30 days is treated as transient lodging, which most residential districts do not permit. Coquina Sands is a market for owners and season-long tenants, not weekly letting.
What should I check before buying in an older Coquina Sands building?
Most of the resale buildings here were built between 1959 and 1981. Florida requires a milestone structural inspection of condominium buildings of three stories or more at 30 years, or 25 where the local authority requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. Ask for both reports, the current budget, the reserve funding plan and any special assessment, and use the seven days a Florida resale buyer has to cancel after receiving the association documents to read them.
Are there new condominiums in Coquina Sands?
Yes, four. Rosewood Residences, at 1601 Gulf Shore Boulevard North, has 42 residences with completion expected late in 2026. Olana, at 1121 Gulf Shore Boulevard North, has 12 residences, two to a floor, with completion planned for 2028. Harbour House, on Hurricane Harbor, has 14 residences with optional boat slips, and Naples Beach Club, A Four Seasons Resort, has 153 residences beside its resort at the southern end of the neighborhood. We represent buyers at all four at no additional cost, because the developer pays buyer representation fees.
Sales figures are compiled from Naples Area Board of REALTORS® MLS data for the Coquina Sands development, closed October 2024 through September 30, 2026, and listings as of October 1, 2026; Naples Beach Club is reported separately in the MLS and is not included, and the Naples Casamore residences are counted with single-family homes. Segment definitions are our own. Data is deemed reliable but not guaranteed. Association rules change; confirm them in the condominium documents before relying on them.
