Every Beachfront Condo Building in Coquina Sands, Side by Side
Coquina Sands has no high-rises. What it has instead is a handful of low-density buildings sitting directly on the Gulf, most of them holding fewer residences than a single floor of a tower further north. Six condominiums changed hands here in all of 2025, so choosing a building is less about what is for sale today than about knowing which building you would wait for.

Via Delfino
A boutique beachfront building of just 24 residences, built in 1989, with plans from 3,785 to 4,000 square feet and three to four bedrooms. Via Delfino is one of very few buildings on this stretch of beach permitting a dog or cat with no size restriction, and it permits no rentals at all — a combination that makes it exclusively owner-occupied and, in practice, rarely available. A lap pool, gas grills and direct beach access anchor the amenity program, and the pool patio and bar area have recently been resurfaced and upgraded.
Embassy Club
Also known as The Embassy, just north of Lowdermilk Park and close to the restaurants of Charleston Square. Thirty-six residences with plans from 1,650 to 1,931 square feet in two-bedroom, two-bath and three-bedroom layouts — the most accessible entry point to beachfront ownership in Coquina Sands, and the largest of the established buildings. No pets, and one lease a year with a ninety-day minimum. Amenities include a beachfront heated pool, fitness room, sauna, a social room with catering kitchen, and direct beach access.
Laurentians
Two beachfront buildings holding 32 residences between them, adjacent to Lowdermilk Park. Every residence is a corner, with just two to a floor, which is why the light and the panoramic views are better here than the square footage alone suggests. Plans run 2,875 to 3,385 square feet with four bedrooms and four baths. No pets and no rentals, making Laurentians one of the quietest and most residential beachfront buildings in the neighborhood. The exterior, landscaping and common areas have recently been upgraded.
Whitehall
Sixteen residences with direct Gulf views, a short distance from Olde Naples and Venetian Village. Plans run 2,947 to 3,274 square feet with three bedrooms plus den and three and a half to four and a half baths. No pets. Owners may lease twice a year with a ninety-day minimum, which gives Whitehall more flexibility than Via Delfino or Laurentians without opening the building to short-term turnover. Amenities include a heated pool with poolside cabanas, gas grills, a recently renovated lobby, a Gulf-side patio and an on-site property manager.
On the Bay Side: Harbour House
One new building sits across the boulevard rather than on the sand. Harbour House is a boutique condominium of fourteen residences in three low buildings at 1624 Gulf Shore Boulevard North, on the bay side facing Hurricane Harbor, with Lowdermilk Park and the beach directly across the street. It is the only building in this guide with its own boat slips — optional slips for boats up to 38 feet, reaching the Gulf through Moorings Bay and Doctors Pass — and every residence has a private garage and elevator. Buyers who want the water at the back door as well as the beach across the street should look at it alongside the buildings above.
One further building worth knowing: Naples Casamore, built in 2011, recorded the neighborhood's highest condominium sale of 2025 at $5,400,000 — $1,386 per square foot for 3,896 square feet with four bedrooms plus den.

The Three New Developments
Alongside the established buildings, three landmark beachfront developments are delivering within Coquina Sands, and between them they have made this the most watched beachfront address in Naples. Harbour House, above, is the fourth new building in the neighborhood and the only one on the bay.
Olana — twelve estate-scale beachfront residences at 1121 Gulf Shore Boulevard North, each occupying a full floor of approximately 10,000 square feet, from $30 million.

How to Read This Comparison
In most Naples neighborhoods, buyers choose a condominium by view and floor plan. In Coquina Sands the association rules do more of the work, because the buildings are otherwise so similar: all beachfront, all low-density, all within a few hundred yards of each other.
If you have a large dog, the table narrows to one building. If you need to lease the residence at all, it narrows to two. If you want a building where nobody leases and the corridor is quiet in August, it narrows to two others. Start with the rule you cannot compromise on, then look at what is available inside it — not the other way around. Because the buildings are small and the turnover is low, patience inside the right building will serve you better than a compromise inside the wrong one.

Which Coquina Sands buildings allow pets?
Via Delfino permits one dog or cat with no size restriction, which is unusual for a beachfront building in Naples. Laurentians, Whitehall and Embassy Club do not permit pets. Association rules change, so confirm the current policy in the condominium documents before making an offer.
Can I rent out a condo in Coquina Sands?
It depends entirely on the building. Via Delfino and Laurentians permit no rentals at all. Whitehall allows two leases per year and Embassy Club one, each with a ninety-day minimum. None of the established buildings permits short-term rental, so Coquina Sands is not a market for weekly or monthly holiday letting.

Six condominiums closed in Coquina Sands in 2025 at an average of $2,095,833, or $983 per square foot, on an average of 1,877 square feet. The year's highest was $5,400,000 — $1,386 per square foot — for a 2011-built Naples Casamore residence of 3,896 square feet. New development pricing at Olana, Rosewood Residences and Naples Beach Club sits well above that range.
Are Coquina Sands condo buildings directly on the beach?
Almost all of them. Every established condominium building in Coquina Sands sits directly on the Gulf of Mexico with private beach access, which is what distinguishes the neighborhood from second-row beachfront elsewhere in Naples. The exception is the new Harbour House, which sits on the bay side of Gulf Shore Boulevard North facing Hurricane Harbor, with the beach across the street. City of Naples height limits mean these are low-rise buildings rather than towers — high-rises begin north of Doctors Pass.
