In a neighborhood that sells nine homes and six condominiums in a year, there is no average price that means anything. Your number comes from the handful of sales that actually resemble your property — the same side of Gulf Shore Boulevard, the same lot, the same decade of construction — and from knowing which of those buyers were paying for a house and which were paying for the land under it.

What Drives Value: Single-Family Homes

Position on Gulf Shore Blvd N The single largest lever in the neighborhood. A Gulf Shore Boulevard North address and the beach access that comes with it separate two otherwise identical houses by millions.
Hurricane Harbor frontage Canal frontage with a private dock and Gulf access through Doctors Pass is the rarest thing Coquina Sands offers. Beachfront neighborhoods with boating are almost nonexistent in Naples, and the buyer pool for it is specific and motivated.
Lot size and shape The neighborhood's top 2025 sale sat on 0.43 acres. Where the house is dated, the lot is the asset, and it is priced against what a builder can put on it rather than against what stands there now.
Vintage and condition Coquina Sands runs from original mid-century cottages near 1,400 square feet to new custom estates past 10,000. A 1960s house in good order and a 1960s house awaiting a bulldozer are two different listings, and pricing them the same costs the seller either way.
Elevation and construction era Buyers at this level now ask about elevation, impact glass and insurability before they ask about finishes. Documentation on a newer or elevated structure shortens the negotiation materially.
Walk to Lowdermilk and Charleston Square Proximity to Lowdermilk Park and the restaurants at Charleston Square is a genuine differentiator inside the neighborhood, particularly for second-home buyers who intend to use the house rather than rent it.

 

What Drives Value: Condominiums

Direct beachfront or second row Every established condominium building in Coquina Sands sits directly on the Gulf, which is why the neighborhood's condo pricing holds where second-row inventory elsewhere softens.
The building's rental policy Via Delfino and Laurentians permit no rentals at all; Whitehall allows two leases a year, Embassy Club one. A no-rental building removes investors from the buyer pool and replaces them with owner-occupiers who pay for quiet. Neither policy is better — they attract different buyers, and the marketing has to speak to the right one.
The pet rule Via Delfino permits a dog or cat with no size restriction, which is genuinely rare on this stretch of beach. For the buyer it matters, it narrows their options to almost nothing else, and it belongs at the top of the listing rather than buried in the documents.
Density and floor plan size These are 14 to 32-residence buildings with plans from roughly 1,650 to 4,000 square feet. Low density is the product. A 3,800-square-foot residence in a 24-unit beachfront building has no real equivalent in a 200-unit tower, and it should not be priced against one.
Recent capital work Completed assessments and finished projects — Laurentians' exterior and common areas, Whitehall's lobby, Via Delfino's pool patio — are a selling point, not a footnote. Buyers price unfinished reserve work into their offer at a discount far larger than the work costs.

What the Market Did in 2025

Single-family homes. Nine sales closed at an average of $7,730,556, or $1,651 per square foot, on an average of 4,634 square feet. The year's highest was $10,300,000 — $2,056 per square foot — for a five-bedroom-plus-den house of 5,008 square feet on 0.43 acres with five full baths, a half bath and a three-car garage.

Condominiums. Six sales closed at an average of $2,095,833, or $983 per square foot, on an average of 1,877 square feet. The highest was $5,400,000 at $1,386 per square foot — a 2011-built Naples Casamore residence of 3,896 square feet with four bedrooms plus den.

Those figures are resale transactions only. They do not include new construction closings at Olana, Rosewood Residences or Naples Beach Club, which is the single most important thing to understand about your comparables right now.

What the New Developments Do to Your Comparables

Three landmark developments are delivering inside this neighborhood — Naples Beach Club with its Four Seasons resort, Rosewood Residences, and Olana at $30 million and up. Their closings phase through 2026 and 2028 and will reshape the upper tier of Coquina Sands pricing as they record.

That cuts two ways for a resale seller, and both matter. The neighborhood's ceiling is rising, and a Coquina Sands address is being marketed internationally at a scale no individual listing could buy. But a pre-construction asking price is not a comparable sale, and pricing a 1970s house or a 1990s condominium against a new development's price per square foot produces a listing that sits. The right use of those developments is as evidence of demand for the address, while the number itself still comes from closed resales.

There is a timing question inside this too. Sellers who want to be the last traditional listing before the new inventory records its closings are in a different position from sellers who would rather wait until those closings have lifted the recorded comparables. Which of those suits you depends on your own timeline, and it is worth a conversation before anything is listed.

Pricing a Coquina Sands Property

With this few transactions a year, the first two weeks decide the outcome. There is no deep pool of buyers cycling through; there is a small, attentive group who know the neighborhood, watch every new listing, and recognise an ambitious price immediately. A listing priced to test the market here does not get tested — it gets ignored, and then it carries the price history for the rest of its life on the market.

One that launches in June competes for the thinnest months of the year against sellers who are, by then, motivated.

Preparing a property properly — the repairs, the staging, the photography, the film — takes weeks rather than days at this level. Working backward from a target listing date is the difference between arriving early in season and arriving in the middle of it.

Do I need to renovate before selling?

Usually not, and often you should not. On older Coquina Sands houses much of the value is in the land, and a partial renovation rarely returns what it costs when the buyer intends to build.
