Eight residences a block and a half from Fifth Avenue South, each with its own elevator, pool and garage.

The Huxley answers a question downtown Naples rarely could: how to live a short walk from Fifth Avenue South with the space and privacy of an estate. Just eight residences between about 3,733 and 6,674 square feet are planned on Eighth Street South, each reached by a private elevator, each with its own pool and spa, and each with a garage for four to six cars.

Estate-Scale Residences

Most downtown condominiums trade space for location. The Huxley does not. Residences of about 3,733 to 6,674 square feet are designed to open from a private elevator into plans finished in European oak and custom cabinetry, with Sub-Zero and Wolf kitchens and integrated smart-home systems. Outside, each residence is planned with its own pool and integrated spa, an outdoor kitchen and a gas fireplace, so entertaining happens privately rather than on a shared deck. Below, every owner has a garage for four to six cars — a figure that appeals to collectors.

The Location

The Huxley is planned for 331 Eighth Street South, between Third and Fourth Avenues South, inside the Olde Naples grid. It is often described as a Fifth Avenue address, but it sits a block and a half north of the avenue: the restaurants, galleries and boutiques are a two-minute walk, Cambier Park is a few blocks south, and Third Street South and the Gulf beaches, about two-thirds of a mile west, are an easy bicycle or golf-cart ride. Crayton Cove and the City Dock on Naples Bay are a few minutes south.

What the MLS Shows

Six of the eight residences were listed on the MLS, from $7,300,000 for 3,733 square feet to $11,875,000 for 6,671 square feet, roughly $1,780 to $2,030 per square foot. None recorded a sale: four listings were withdrawn after 347 days on the market and two expired. For context, the highest condominium sale recorded in Olde Naples in the two years to September 30, 2026 was $6,500,000, or $1,487 per square foot, at Nautilus Naples. Early projections called for completion in 2025; the developer’s own site still describes the building in the future tense. Pricing, availability and construction timing should be confirmed directly before any deposit, and we do that for clients as a matter of course. The wider picture is in our Olde Naples Market Report.

Who Is Behind It

The Huxley is being developed by Augusterra Group and designed by MHK Architecture & Planning — the Naples firm behind Mangrove Bay — with D. Garrett Construction, one of Naples’ longest-established family builders, named as builder and LVD Spaces for interiors. For buyers, a team with long local track records matters as much as the renderings, especially in a building this small, where every residence’s build quality shows.

The Huxley or a House?

At The Huxley’s price, many buyers also look at Olde Naples single-family homes and at Beach Block homes closer to the Gulf. The trade is clear: a house brings land and a garden; The Huxley would bring a private pool and garage without the upkeep, a short walk from the avenue. Those who want the water as well should compare Nautilus Naples on Crayton Cove, and those who want a smaller boutique building can look at Two Ten West.

The Huxley Questions

What is The Huxley?

The Huxley is a planned boutique condominium of eight residences at 331 Eighth Street South, between Third and Fourth Avenues South in Olde Naples, developed by Augusterra Group and designed by MHK Architecture & Planning. Residences run from about 3,733 to 6,674 square feet, each with a private elevator, a private pool and a garage for four to six cars.

How much do residences at The Huxley cost?

Six residences were listed on the MLS from $7,300,000 to $11,875,000, roughly $1,780 to $2,030 per square foot, and all six listings were withdrawn or expired without a sale. That would place The Huxley well above the highest condominium sale recorded in Olde Naples in the two years to September 30, 2026, $6,500,000. Call (239) 438-1102 for current pricing.

Does every residence at The Huxley have a private pool?

Yes. Each residence is planned with its own outdoor living space with a pool and integrated spa, an outdoor kitchen and a gas fireplace, rather than a shared pool deck.

How much parking comes with a residence at The Huxley?

Each residence is planned with a private garage for four to six cars, which is almost unheard of for a downtown Naples condominium and a real draw for owners with collector cars.

Is The Huxley on Fifth Avenue South?

No, though it is often described that way. The Huxley is at 331 Eighth Street South, between Third and Fourth Avenues South, a block and a half north of Fifth Avenue South, so the avenue’s restaurants and galleries are a two-minute walk, with Third Street South and the Gulf beaches about two-thirds of a mile west.

Has construction started at The Huxley?

It was marketed pre-construction, with early projections calling for completion in 2025. The developer’s site still describes the building in the future tense, and its MLS listings have since been withdrawn or have expired. Ask us for the current status before relying on any delivery date or placing a deposit.
