New Construction, on the Water, Downtown
The three things almost never available together in Naples. The historic grid is built out, the city keeps buildings low, and what does get approved is small — so a buyer who wants current construction standards, a current insurance profile and nothing deferred usually has to accept an inland address or a renovation project. Palazzo sits on the Bayfront boardwalk instead, with the marina alongside, the restaurants downstairs and the newly opened Gulfshore Playhouse about a four-minute walk away. For a household that wants to leave the car in its space for a week at a time, the location does most of the work.

The original Bayfront complex next door is the obvious comparison and a completely different animal: built in 2000, mixed-use, twelve floor plans from 852 to 2,505 square feet, and a far lower entry point — more space for the money, in a building with restaurants directly below.
