Naples has about two dozen places to keep a boat, and they are not interchangeable. A slip on Naples Bay runs out Gordon Pass with nothing overhead; a slip on Vanderbilt Lagoon passes under a bridge first; a slip at Pelican Isle cannot be bought at all without joining the club. This guide compares every marina by route, ownership, size and cost, using two years of MLS sales and each marina’s own published terms, so you can choose the water before you choose the slip.

How Slips Are Held in Naples
“Boat slip for sale” covers at least six different things in Naples, and the difference decides what you own, what it costs to carry and how easily you can sell it.
Deeded slips are real property with a warranty deed and a tax bill, owned through a dock condominium or association: Southpointe at Windstar, River Pointe, the two Venetian Bay yacht clubs, Olde Naples Seaport and Powerboat Squadron Marina work this way. Submerged-land lease slips sit over state-owned bottomland, so the association holds a lease from the state and the owner holds the slip under it: Island Marina, part of Cove Inn Marina and Docks on Fifth list this way. Dry-rack condominiums sell a space in an enclosed boathouse with forklift launch: the Naples Boat Club Boathouse and Naples Bay Yacht Stowage, with privately sold racks at Port 32 Naples. Equity club slips belong to a member-owned club and transfer only to members, which is how the Pelican Isle Yacht Club works. Private clubs such as Naples Yacht Club, Naples Sailing & Yacht Club and Hamilton Harbor Yacht Club tie dockage to membership. And rental marinas, from Naples City Dock to Port of the Islands, lease slips by the night, month or year.
Some slips carry residency rules as well: the Venetian Bay Yacht Club sells to Park Shore owners, La Peninsula’s deeded slips go to its residents, and Olde Naples Seaport offers its slips to its condominium owners to buy or rent. We confirm the form of ownership, any residency or membership requirement, and the association’s approval process on every slip before a client makes an offer.

Eighty-three slips and dry racks sold through the Naples MLS in the two years to September 2026, for a combined $32.1 million, at a median of $270,000 after a median of about 112 days on the market. Fees are total recurring association fees shown in listings and exclude property tax, insurance and any club dues. At the Naples Boat Club, width decides the price of a rack: 15-foot-wide racks sold at a median of $655,000 and 10-foot racks at $275,000.
Wiggins Pass: North Naples
Wiggins Pass is the northernmost inlet in Naples, where the Cocohatchee River meets the Gulf beside Delnor-Wiggins Pass State Park. Its marinas sit a short run from open water, and the pass is also the shallowest of the main routes. Collier County maintenance-dredges it on a roughly four-year cycle and rebid the 2026 project in May 2026; shoals move between dredges, so check current soundings and draft before you commit.
Pelican Isle Yacht Club, at 410 Dockside Drive, is a private, member-owned club with 190 wet slips for boats up to 55 feet and 4.5 feet of draft, about five minutes at idle speed to the Gulf with no bridges. Membership is required to use any slip, so its slips never appear on the MLS: on the club’s September 2026 list, 36 slips were offered for transfer from $39,500 to $345,000, and members could rent from $827.50 to $1,198.75 a month. Island Marina, at 13115 Vanderbilt Drive beside Marina Bay Club, is run by its own slip owners’ association on a state submerged-land lease, and its slips are open to buyers who do not live there. A new floating dock opened in November 2025, and a 54-foot slip with a 27,000-pound lift sold for $475,000 in January 2026. From the docks it is about half a mile to the Gulf with no bridges.
Wiggins Bay is the dock owners’ association beside Cove Towers: 93 docks built in 1982, with slips of about 30 to 48 feet and lifts from 13,000 to 40,000 pounds. The owners bought the uplands and the submerged-land lease from the developer in 2002, and slips are sold and rented privately. Listings report a fixed bridge on the way out to the pass, so confirm clearance for a tall boat. The Anchorage at Vanderbilt, on the same water west of Vanderbilt Drive, has deeded slips on some residences and no bridge.

Vanderbilt Lagoon holds Regatta’s 55-slip marina and the private docks of Conners and the Vanderbilt Beach condos with boat docks. Every boat leaving the lagoon passes under the Bluebill Avenue bridge, published at about 19 feet at mean high water, before reaching Wiggins Pass. Canal homes in Gulf Harbor pass under the Vanderbilt Drive bridge over the Cocohatchee, which is lower. For trailer boaters, Collier County’s Cocohatchee River Park at 13531 Vanderbilt Drive has a four-lane ramp and sells fuel in the morning.
Doctors Pass: Park Shore and The Moorings
Doctors Pass, cut in 1960 between Park Shore and The Moorings, serves Venetian Bay, Moorings Bay and the canals behind Gulf Shore Boulevard. All of its waters are a year-round slow-speed zone, and the pass shoals: in October 2025 the city’s Moorings Bay advisory group reported that boats drawing 4.5 feet could not get in, and the county approved new dredging funds in February 2026.
Venetian Bay Yacht Club has 70 deeded slips of about 30 to 45 feet along Gulf Shore Boulevard North, sold to Park Shore owners with board approval for every buyer and renter. Four sold in two years for $137,500 to $202,000, while eight more sat on the market for six months to nearly two years at $210,000 to $290,000. Venetian Bay North Yacht Club, further north, has 75 deeded slips on docks rebuilt in 2022 and 2023; four sold for $205,000 to $250,000. In The Moorings, most boats live behind the house rather than at a marina, and bridge clearance changes from street to street; a group of about 58 homes near the pass, known as the Nifty Fifty, reaches the Gulf with no bridge at all. 3300 Gulf Shore adds a private marina of 16 slips for boats up to 50 feet with a bridge-free route. Gordon Pass: Naples Bay and the Gordon River
Naples Bay holds the most marinas and the largest slips in Naples, and every marina on the bay below the US-41 bridges reaches the Gulf through Gordon Pass with no bridges at all. Much of Naples Bay is a slow-speed zone, and the run from the Old Naples waterfront to the Gulf takes about 20 minutes.
On the Old Naples waterfront, a short ride from Third Street South and Fifth Avenue South, the city-owned Naples City Dock has 78 slips: annual slips for boats to 60 feet run from a waiting list, transient dockage is $3.25 a foot a night, the mooring field takes boats to 43 feet at $20 a night, and it sells ethanol-free fuel and offers free pump-out. The private Naples Yacht Club, founded in 1947, reports that its marina is closed for construction. The Naples Boat Club has 47 wet slips and 167 dry racks in its Boathouse, where 24 slips and racks sold in two years from $95,000 to $1,050,000, and a 101-foot wet slip was offered at $3,999,000. Olde Naples Seaport pairs 17 residences with 36 slips, and sold the largest slips in Naples in the two years: 70- and 75-foot slips at $1.1 million to $1.3 million. Powerboat Squadron Marina offers deeded covered slips, with no lifts allowed; three sold for $425,000 to $750,000. Cove Inn Marina at Crayton Cove has about 45 fixed slips, some deeded and some on a land lease, and listings show some approved for live-aboard.
On the east shore, Southpointe at Windstar has 72 deeded slips of 33 to 70 feet with at least 5 feet at mean low water, and you do not need to live in Windstar to own one; 70-foot slips sold for $425,000 to $475,000, against $1.1 million to $1.3 million for the 70- and 75-foot slips at Olde Naples Seaport. Naples Bay Resort Marina has 97 slips with transient dockage at $4 to $6 a foot a night; five slips were offered for sale but none closed in two years. Across the bay in East Naples, Hamilton Harbor Yacht Club has 35 wet slips and 325 dry slips for boats of 20 to 55 feet, a public fuel dock, and membership tied to the slip.
On the Gordon River, River Pointe Marina has 63 deeded slips of about 28 to 48 feet on floating concrete docks, in a sheltered hurricane hole with no bridge to the bay, and Naples Bay Yacht Stowage next door stores up to 150 boats of up to 43 feet in an enclosed dry-rack condominium. The private Naples Sailing & Yacht Club sits on the same stretch. Above the US-41 bridges, which clear only about 9 to 10.5 feet, Docks on Fifth has 60 slips for boats to 34 feet with a 12-foot height limit, and Port 32 Naples stacks boats up to 42 feet long, 13 feet wide and 14 feet tall, with club membership included. On Rock Creek, on the same side of the bridges, the private 120-slip marina at The Halcyon takes boats of up to about 40 feet and 3.5 feet of draft.
Capri Pass and the Ten Thousand Islands
South of Naples, Isles of Capri boats reach the Gulf down the Marco River and out Capri Pass, the recommended route since Big Marco Pass shoaled; channel markers have moved since Hurricane Ian, so run it with a current chart. La Peninsula has deeded slips for its residents with no fixed bridge to the pass. Tarpon Club Marina, at 250 Capri Boulevard on Johnson Bay, is a rental marina with wet slips of 35 to 60 feet on floating docks, indoor dry storage for boats to 36 feet, and fuel; recent listings rented slips at $1,250 to $2,200 a month.
Port of the Islands, about 20 miles southeast of downtown, has about 175 slips on floating concrete docks for boats up to about 60 feet, rented at $15.50 to $17.50 a foot a month and also sold: five sold for $58,000 to $110,000, the least expensive slips in the Naples area. The route to the Gulf runs bridge-free down the Faka Union Canal and through the Ten Thousand Islands, and much of it is an idle- or slow-speed manatee zone. See Port of the Islands.

Which Marina Fits Your Boat
A flybridge, tower or sailboat needs a bridge-free route: Pelican Isle, Island Marina and The Anchorage on Wiggins Pass, the Naples Bay marinas below US-41, River Pointe, La Peninsula and Port of the Islands. A center console or bay boat fits almost anywhere, and dry storage at the Naples Boat Club, Naples Bay Yacht Stowage, Port 32 Naples or Hamilton Harbor keeps it out of the water between trips. Deeper draft favors Naples Bay and Gordon Pass over the shallower Wiggins and Doctors passes. A club life comes with Pelican Isle, Hamilton Harbor or Naples Yacht Club membership. And a large yacht points to Olde Naples Seaport, the Naples Boat Club wet slips or the 70-foot slips at Southpointe.

Which Naples marinas cost the most and the least?
Between September 2024 and September 2026, the largest slips at Olde Naples Seaport sold for $1.1 million to $1.3 million and wide dry racks at the Naples Boat Club for up to $1,050,000. At the other end, slips at Port of the Islands sold for $58,000 to $110,000 and at River Pointe for $130,000 to $195,000. The median of all 83 MLS slip sales was $270,000.
Why don’t Pelican Isle Yacht Club slips appear on the MLS?
Because only members can own or use them. Slips transfer between members through the club, which offers each new transfer to members first and then to its waitlist and the public. The club’s September 2026 list offered 36 slips from $39,500 to $345,000, plus a transfer contribution and, where applicable, a state land-use fee.
Can I rent a boat slip in Naples?
Yes. Recent listings rented slips for about $1,100 to $3,600 a month, depending on size and marina, and Port of the Islands rents at $15.50 to $17.50 a foot a month. Naples City Dock rents annual slips from a waiting list and transient slips at $3.25 a foot a night, and Pelican Isle Yacht Club rents to members from $827.50 a month.
Where can I keep a boat in dry storage in Naples?
The Naples Boat Club Boathouse and Naples Bay Yacht Stowage sell racks as condominium units, for boats up to about 42 to 43 feet. Port 32 Naples takes boats up to 42 feet long, 13 feet wide and 14 feet tall, and Hamilton Harbor Yacht Club has 325 dry slips for boats of 20 to 55 feet. Rack width matters most to price: at the Naples Boat Club, 15-foot racks sold at a median of $655,000 against $275,000 for 10-foot racks.
Which pass is best: Gordon, Doctors or Wiggins?
Gordon Pass serves the most marinas and the largest boats, with no bridges from the Naples Bay marinas below US-41, but it is the longest run from the Old Naples waterfront. Wiggins Pass is the fastest to open water from Pelican Isle and Island Marina but the shallowest, and Doctors Pass serves Park Shore and The Moorings with depth that varies between dredgings. The right answer depends on your boat’s draft and height and where you like to go.
