The Closest Thing to Living on the Pass

Anchorage sits just inside Wiggins Pass on the quiet side of the river, with mangrove islands across the water and the Gulf visible from the upper west-facing residences. The docks are steps from the elevator, the run to open water is a few minutes of idle, and there are no bridges between you and the beach at Delnor-Wiggins. Lifts are leased through the association as they come available, so ask us what is open before you settle on a residence; a handful of homes convey with deeded dockage, which is the prize here.

Rental-Friendly by Design

Unlike most towers at the pass, Anchorage allows 30-day leases up to six times a year, which makes it one of the few Gulf-access buildings in North Naples that works as a seasonal rental as well as a residence. Owners who split the year between Naples and somewhere north can offset carrying costs with winter tenants; our property management team handles those bookings for owners who prefer not to.

Is Anchorage on Vanderbilt Beach?

No. Despite the name, Anchorage sits on Wiggins Bay off Vanderbilt Drive, about a mile north of Vanderbilt Beach and next door to Pelican Isle. It is a boating address first and a beach address second.

Do residences include a boat slip?

Most do not. Lifts are leased through the association subject to availability, and a small number of residences carry deeded dockage. We confirm dock status on every home we show.

What are the rental rules?

A 30-day minimum lease and up to six leases per year, which is unusually flexible for a Gulf-access building in this area.

How often do homes sell here?

Rarely. With 34 residences, a typical year sees only a few closings, and some trade privately. Registering your criteria with us is the practical way to get one.

Are pets allowed?

One pet up to 25 pounds. Confirm the current rules with the association before purchasing.
