Cove Towers is a gated community of five Caribbean-named towers on Wiggins Bay in North Naples, completed between 1999 and 2002 and rising to eighteen stories with just four residences to a floor. The upper floors look west across the bay and the mangrove preserve to the Gulf, the plans run larger than most towers in the corridor, and the Wiggins Bay marina beside the towers sells its slips separately, so an owner can add a boat without leaving the building.

Cove Towers Sales, September 2024 to September 2026
Twenty-two Cove Towers residences closed in the two years to September 2026, for a combined $24.7 million, from $650,000 to $1,750,000, at a median of $1,100,000 and about $543 a square foot. They closed at a median 91% of their final asking price after a median 117 days on the market. The towers split into two groups: Aruba, Bequia and Caribe hold the smaller three-bedroom plans, and Montego and Nevis the larger three-bedroom-plus-den plans and the penthouses.

The smaller plans in Aruba and Bequia command the highest price per square foot, and the most expensive sale of the two years was a seventeenth-floor Nevis residence at $1,750,000. Floor and outlook move price more than tower: Nevis 303, looking over the landscaped grounds, sold for $725,000, while a similar plan fourteen floors higher, Nevis 1703, brought $1,100,000.

Aruba and Bequia hold the smaller plans, Caribe the middle and Montego and Nevis the largest. From the upper floors the view runs west across the mangrove preserve and Wiggins Bay to the Gulf.

A Buyer’s Market in 2026
Prices have eased. The clearest evidence is the 1,623-square-foot three-bedroom plan shared by Aruba and Bequia, which sold four times in the two years and gave up more than 10% along the way.

Across all five towers, the median sale fell from about $622 a square foot in the year to September 2025 to $472 in the year to September 2026, partly because more of the larger Montego and Nevis plans sold and partly a genuine decline. Supply is deep: on September 28, 2026, seventeen residences were offered, from $699,000 to $2,950,000, with one more pending, against eleven sales in the previous twelve months, which is well over a year of inventory. A 1,922-square-foot residence in Aruba is listed at $975,000 after the same 1,922-square-foot plan sold for $1,245,000 to $1,421,900 in early 2025. The Wiggins Bay Marina
The marina beside the towers is listed in the MLS as Wiggins Bay. Its wet slips are privately owned, held under their own association and bought and sold separately from the residences, so a slip never conveys automatically with a Cove Towers home. Two slips sold in the two years to September 2026, for $270,000 in November 2025 and $175,000 in May 2026, and in September 2026 two more were offered at $240,000 and $450,000. From the slips, the run to the Gulf is through Wiggins Pass. The Tarpon Cove Yacht & Racquet Club next door is a separate private club and is not the Cove Towers marina.

Four Residences to a Floor
Four residences per floor in towers of this height means private elevator lobbies rather than corridors, light on more than one exposure in most plans, and buildings that stay calm in season. It is a different experience from the eight- and ten-residence floors common in towers of the same era, and it is why residences here tend to be held for a long time. The largest plans, in Montego, Nevis and the penthouse levels, live more like houses than condominiums. Each tower has its own association and its own leasing and pet rules, so confirm them for the specific building before you buy.
Seasonal and Annual Rentals
Cove Towers rents well in season. A three-bedroom residence in Aruba leased for $7,800 a month in each of the last two winter seasons, and a two-bedroom-plus-den in Caribe for $9,400, with other seasonal asking rates from $6,800 to $10,000 a month and $4,000 to $6,000 off season. Where Else to Look on the Pass
Cove Towers sits in the Wiggins Pass corridor with several genuinely different alternatives. Pelican Isle puts its towers directly on the pass with yacht club access; Marina Bay Club is a smaller waterfront building nearby; The Anchorage at Vanderbilt is two low-rise buildings on Wiggins Bay with deeded slips on some residences; and Gulf Harbor is single-family canal homes with private docks for buyers who would rather own the dock outright. Cove Towers is the one that pairs tower height and Gulf sightlines with larger plans and a marina next door.
