North Tower or South Tower
The 2008 North Tower introduced Aqua's formula: four residences per floor, private elevator vestibules, walls of glass and terraces on both sides of the home so every residence takes sunrise over the marina and sunset over the pass. The 2017 South Tower refined it with fewer homes, larger floor plates and the amenity deck that now serves both buildings. Prices track the tower, the floor and the exposure in that order; renovated North Tower residences are where value hides.
A Resort You Own
Aqua's amenity deck is the reason owners stay through summer. The waterfront pool and spa overlook the yacht basin, with cabanas, a pavilion bar and fire pits along the seawall. Inside are a private theater, a golf simulator and billiards lounge, a fitness center with a yoga and Pilates studio, steam and dry saunas, and a sky lounge opening onto a rooftop terrace with the pass and the Gulf below. Guest suites handle overflow visitors, and the attended lobby and concierge handle everything else.

Are boat slips included with an Aqua residence?
No. The 29 slips in Aqua's basin are owned separately and change hands on their own. Some listings include a slip; we confirm what conveys on every residence we show.
Does Aqua include Pelican Isle Yacht Club membership?
Aqua sits beside the Yacht Club but is its own condominium. Club membership is optional and purchased separately, and many Aqua owners join for the dining, courts and beach shuttle.
How large are the residences?
Most run 3,500 to 4,200 square feet with three or four bedrooms plus a den. Penthouses reach about 6,000 square feet.
Are pets allowed at Aqua?
Aqua is pet-friendly and includes dog parks on the property. Size and number limits apply, so ask us for the current association rules.
How does Aqua compare with Kalea Bay?
Kalea Bay, a short distance north, is larger and newer with a beachfront club feel. Aqua is smaller and quieter, with private elevators, a boat basin at the door and a faster run to the Gulf. Buyers who prioritize boating usually choose Aqua.
