The Attainable Boater's Tower on Wiggins Pass

Marina Bay Club of Naples is a gated ten-story building on a small island where the Cocohatchee River meets Wiggins Pass, with an on-site marina and a no-bridge run to the Gulf in minutes. Sharing the same water as Pelican Isle and Aqua, its two-bedroom residences are the most accessible way to own a waterfront home with a boat slip at the pass.

Slip at the Door, Gulf in Minutes

Marina Bay Club's marina sits at the base of the building on the pass itself, so a boat is a short walk from the elevator and the Gulf is a short idle from the dock with nothing to duck under along the way. The docks are run independently of the condominium and slips change hands separately, by lease or purchase, so availability varies with the season. For owners who want more than a slip, the Pelican Isle Yacht Club next door offers dining, courts, a fitness center and a shuttle boat to the beach, and Tarpon Cove across the street adds a second option.

What the Money Buys

Most residences at Marina Bay Club are two-bedroom homes with wide lanais, and prices sit well below the neighboring towers, which makes this the entry point to the Wiggins Pass lifestyle. The range inside the building is wide: an original 1992 interior on a lower floor versus a fully renovated upper-floor corner with panoramic Gulf and pass views can differ by several hundred thousand dollars. The building has completed its milestone inspection, and buyers should review reserves and any planned projects as part of due diligence.

Marina Bay Club: Questions Buyers Ask

Does a Marina Bay Club residence come with a boat slip?

No. The marina is operated separately from the association, and slips are leased or purchased on their own. Some sellers include a slip in the sale; we confirm what conveys on every residence we show.

Is there really no bridge to the Gulf?

Correct. Marina Bay Club sits directly on Wiggins Pass, so boats reach open water without passing under a bridge. Wiggins Pass does shoal between dredgings, so draft and tide still matter.

Can I rent out a residence?

Yes, with a 90-day minimum lease and up to three leases per year. Confirm the current policy with the association before purchasing as an investment.

Are pets allowed?

One pet up to 15 pounds is permitted. Ask us for the current association rules on breed and registration.

How does Marina Bay Club compare with Pelican Isle?

Pelican Isle's three towers offer larger three-bedroom residences and sit inside the Yacht Club's gates at roughly twice the price. Marina Bay Club offers the same pass, the same views and a slip at the door in a smaller two-bedroom footprint. Membership at the Yacht Club is available to Marina Bay Club owners as well.
