Months of supply compares the residences offered today with the pace of sales over the last twelve months. Kalea Bay carries about six and a half months, a balanced market, but four of the twelve listings are in Tower 500, which has not yet recorded a resale. Across Towers 100 to 400, supply is about four and a half months. Tower 100 is the exception, at nine months.

Twenty-two residences closed in the twelve months to September 30, 2026 for $93.7 million, against 12 for $53.0 million the year before, and every one of the 22 was a cash purchase. The median sale was $3,877,500 at $1,179 a square foot, at 95% of its original asking price after 59 days on the market, against $4,572,500, $1,403 a foot, 93% and 148 days a year earlier. Much of the lower price per foot is mix: this year’s sales sat lower in the towers, at a median seventh floor against the fifteenth. Like for like, Tower 400 eased from $1,390 to $1,261 a foot. Tower 200 recorded eight sales after none the year before. The highest price of the year was $6,900,000 for PH05 in Tower 400 in June 2026, about $2,097 a square foot. The percentage beside each price per square foot is the closing price against the original asking price.

What Changed in September
No sale closed in September, against one in September 2025, when Tower 100 residence 2105 sold for $4,800,000. The month’s movement:

Both contracts were in Tower 300, and three of the four listings that left the market were in Tower 100, the oldest tower and the one with the lowest price per foot.
The Gap Between Asking and Achieved

Tower 200 is listed almost exactly where buyers have paid, and it was the busiest tower of the year. Tower 100 asks a third more per foot than its recent sales, and that is where listings are leaving the market unsold. The Tower 300 figure rests on a single listing against three sales, two of them below the tenth floor.
Tower 500 and the Resale Market
Tower 500, the fifth and last tower, has not yet recorded a closing in the MLS. Four of its residences are offered now, from $3,975,000 to $5,300,000, at a median $1,253 a square foot, below what Tower 200 and Tower 400 resales have achieved; the largest, at 4,311 square feet, is bigger than any plan in the first four towers. Annual fees on the Tower 500 listings run a median of about $33,500, against about $37,800 to $42,500 in Towers 100 to 400. As Tower 500 owners close and some resell, the older towers will be competing with brand-new residences on price, size and fees.
The Listings That Did Not Sell
Eleven listings came off the market unsold over the last twelve months. Three are back on the market and one has since sold. The other seven have not returned: five in Tower 100, one in Tower 300 and one in Tower 500, after a median 170 days on the market.
When Kalea Bay Actually Trades
Closings by month over the last year: 2 in October, 4 in December, 5 in February, 2 in March, 1 in April, 3 in May, 2 in June, 2 in July and 1 in August, with none in November, January or September. Half of the 22 closed between December and March, while seasonal buyers are in town.
How We Read Kalea Bay
We report Kalea Bay tower by tower because the towers trade differently. By MLS year built, Tower 100 was completed in 2017, Tower 200 in 2020, Tower 300 in 2022 and Tower 400 in 2024; Tower 500 is the fifth and last. Nearly every residence in the first four towers measures 3,200 to 3,300 square feet, so floor and stack set the price within a tower, and we analyze both on our Kalea Bay guide. Two residences sold twice during the period, and both sales of each are counted. Contracts signed directly with the developer are not part of the MLS figures in this report.
What This Means If You Are Selling
Price against your own tower and floor, not against the listings around you. Buyers paid a median 95% of the original asking price this year, all of them in cash, and the median sale took 59 days. The listings that stalled, most of them in Tower 100, asked well above what their tower has achieved. With Tower 500 coming to the resale market, an owner in the older towers will be competing with brand-new residences, which makes the price at launch matter more. Balanced. Twelve residences are for sale against 22 sales over the last twelve months, about six and a half months of supply, and four of the twelve are in Tower 500, which has not yet recorded a resale. Across Towers 100 to 400, supply is about four and a half months, and buyers paid a median 95% of the original asking price.
What is the median price at Kalea Bay?
