Gulf Harbor is a small waterfront neighborhood of single-family homes in North Naples, west of US-41 on canals off the Cocohatchee River. The canal-front homes have their own docks, the run down the river to Wiggins Pass takes ten to fifteen minutes, and there is no homeowners association. It is one of the last Gulf-access neighborhoods in this part of Naples where a canal home still sells for under a million dollars, and the bridge on the way out is the detail that decides whether it suits your boat.

Gulf Harbor Sales, September 2024 to September 2026

Ten Gulf Harbor homes closed in the two years to September 2026, for a combined $7.6 million, at a median of $747,500. The neighborhood is two markets. The five canal-front homes sold from $680,000 to $1,190,000, at a median of $962,500 and about $545 a square foot; the five interior homes on Park and Glendale Avenues sold from $425,000 to $875,000, at a median of $550,000 and about $314 a square foot. A dock is worth roughly 70% more per square foot here.

Canal-front homes closed at a median 97% of their final asking price after a median 95 days on the market, and the best of them moved quickly: 1308 Grand Canal Drive went under contract in fourteen days. On September 28, 2026, six Naples homes were offered, with one more pending. They included a 4,466-square-foot canal home on Belaire Court at $3,995,000, far above any closed sale here and a sign of where rebuilt homes are heading, and three small original cottages on Rainbow Court and Venetian Way at $1,179,000 to $1,379,000, priced as much on the lot as on the house.

The Bridge, Answered Properly

Every Gulf-access neighborhood in Naples falls into one of two groups: a clear run to open water, or something overhead. Gulf Harbor is in the second. Between the canals and Wiggins Pass, boats pass under one fixed bridge, the Frank Halas Bridge that carries Vanderbilt Drive over the Cocohatchee River. Published clearance guides put it at about 13 feet at the main span, and actual clearance changes with the tide.

In practice, center consoles and bay boats with the top lowered generally pass, and boats with a flybridge, tower or tall hardtop generally do not. Measure your boat’s height above the waterline and check it against the bridge at high tide before you buy. The bridge is the reason a canal home here costs a fraction of the same dock in Aqualane Shores or Royal Harbor, where nothing sits overhead. No HOA, and No Rental Restrictions

Gulf Harbor has no mandatory homeowners association: no association dues, no architectural review board and no committee deciding the color of the house. That means freedom, and it also means the street looks like whatever the neighbors decide, with rebuilt elevated homes now beside original houses throughout. The absence of community rental rules is the more commercially interesting point. Interior four-bedroom homes leased for about $4,000 a month on annual terms in 2025, and canal homes were offered for the winter season at $7,000 to $9,500 a month, with $3,500 to $4,500 off season. What You Are Buying

Much of the older housing here sits low, so elevation and construction era matter more than in most Naples neighborhoods, both for flood insurance and for what a lender will do. A home substantially improved or rebuilt must meet current flood elevation rules, which is why original homes on good canal lots trade as much on land value as on the house. Check four things on any canal home: the seawall, the dock and lift capacity, the elevation certificate, and the depth at the dock at low tide. Where Else to Look on the Pass

Gulf Harbor sits in the Wiggins Pass corridor alongside several very different options. Cove Towers is five gated towers on Wiggins Bay with Gulf views from the upper floors and a private marina whose slips are owned and sold separately; Pelican Isle and Marina Bay Club are condominium buildings with marina access on the pass itself; The Anchorage at Vanderbilt is two low-rise buildings on Wiggins Bay with deeded slips on some residences and no bridge to the Gulf. Gulf Harbor is the only one of them where you own the land, the dock and the house outright with no association above you.
