Tower 400, the newest finished tower, leads the record, with four winter leases at $40,000 to $42,500 a month and three annual leases at $23,000 to $27,000. The highest recorded winter lease was $47,500, for a 22nd-floor residence in Tower 100 that is offered again this winter at $45,000. This year’s asking rents sit at a median $45,000, above most of the leases actually recorded, and since late May two winter listings, at $30,000 and $40,000, ended without a lease. The well-placed residences at a realistic rate are the ones that lease first. Tower 500 has no leases yet.

The MLS shows only part of this market. Some Kalea Bay leases are arranged through rental agencies or directly between owners and returning guests and never appear there, which is why we keep a private list.

What a Season at Kalea Bay Looks Like

Mornings start on a terrace high above the estuary, with Wiggins Pass and the Gulf beyond. The Club is the center of the day: coffee and breakfast at the Driftwood Café, a Pilates class or a session in the Wellness Center, tennis on the Har-Tru courts or a game on one of eight pickleball courts, and an afternoon at the resort pool or the adults-only pool. Evenings belong to the rooftop terrace on your own tower, with its negative-edge pool and sky lounge at sunset, or to dinner at Salt and Oak. Delnor-Wiggins Pass State Park, Vanderbilt Beach and the restaurants of Mercato are a short drive away.

Choosing a Residence

Nearly every Kalea Bay residence is between 3,200 and 3,300 square feet, so the choice comes down to tower, height, view and plan. Views vary by stack and floor, from the Gulf and Wiggins Pass on the upper floors to the mangrove preserve and the club lower down, and we confirm the view from each residence before you commit. The three-bedroom-plus-den plans in Towers 100, 200 and 300 suit guests who want a study as well as bedrooms, and the four-bedroom plans suit families and friends traveling together. Annual Rentals

Annual leases are permitted and come along from time to time, at $20,000 to $27,000 a month over the last two years. On September 25, 2026, one was offered, a three-bedroom-plus-den residence in Tower 200 at $20,000 a month. How much does it cost to rent at Kalea Bay?

Winter rentals were offered at $35,000 to $50,000 a month on September 25, 2026, and winter leases recorded over the last two years ran from $29,500 to $47,500 a month. Off-season rates on current listings run from $12,000 to $35,000 a month, and annual leases have run from $20,000 to $27,000 a month.

What is the minimum rental period at Kalea Bay?

Thirty days. Owners may lease up to four times a year, so nightly and weekly stays are not available.

Do renters get to use The Club at Kalea Bay?

Tenants typically use The Club, including the pools, restaurants, Wellness Center and courts, and their tower’s rooftop terrace in the owner’s place. We confirm the terms for the residence you choose before you sign.

When should I book a winter at Kalea Bay?

As early as you can. Only eight winter rentals were offered on the MLS in late September 2026, returning guests often rebook before they leave, and some residences are leased privately. Off-season stays are easier to arrange.

Are Kalea Bay rentals pet friendly?

The community permits pets with no weight limit, but each owner decides whether to accept them in a rental. Tell us up front and we will search accordingly.

Is Kalea Bay on the beach?

No. Kalea Bay faces the Cocohatchee River estuary and Wiggins Pass. The nearest beach is Delnor-Wiggins Pass State Park, just south of Wiggins Pass, with Vanderbilt Beach further south.

Can I rent out my Kalea Bay residence?
