La Peninsula occupies the point where the Marco River meets Capri Pass, a gated enclave of condominium residences with water on three sides and the protected estuaries of Rookery Bay beyond. Owners can hold a deeded slip, and the run to open water is short. It is a boating address first, and everything else about it follows from that.

What La Peninsula Residences Sell For

Nineteen residences in the six La Peninsula buildings sold between September 1, 2024 and September 24, 2026, at a median of $665,000, and three more sold at Twin Dolphins. The floor plans repeat across the buildings, so size is the first dividing line.

The spread within each size is wider than the spread between them, and the reason is the view. Residences whose listings described frontage toward Capri Pass and the Gulf sold at a median of about $477 per square foot, against about $370 for residences facing the river and the bays, a premium of close to 30%. Floor, finish and whether a slip conveys account for the rest. That is why a two-bedroom residence of 1,440 square feet has sold for anything from $525,000 to $1.0 million.

The Market Now

Prices have softened. Ten residences in the six buildings sold in the twelve months to September 24, 2026, at a median of $567,500 and about $378 per square foot, against $875,000 and $477 in the twelve months before. Part of that is mix, because fewer of the larger and Gulf-facing residences sold, but the direction is clear: residences closed at about 77% of their original asking price, after a median of 155 days, and one that sold for $665,000 in October 2024 sold again for $550,000 in March 2026.

On September 24, 2026, seven residences in the six buildings were offered, from $550,000 to $949,000, and three at Twin Dolphins from $1.0 million to $1.699 million, one of them listed for more than 600 days after starting at $1.595 million. Four more residences came off the market unsold between late May and September. For a buyer, that is room to negotiate; for a seller, it means pricing from the recent sales rather than from the asking prices around you. Twin Dolphins

Twin Dolphins, completed in 2002 at 700 La Peninsula Boulevard, is the newest and largest building within the community: 37 residences on seven floors, from about 2,900 square feet up, with its own pool and spa overlooking Capri Pass, a fitness room and guest suites. Three residences sold between September 2024 and September 2026, for $1.27 million to $1.65 million, and three were offered on September 24, 2026. For a buyer who wants the space of a house with the ease of a condominium and a slip on the river, it has no equal on Isles of Capri.

The Setting

Isles of Capri is four connected mangrove islands between Naples and Marco Island, dredged and joined from 1956 and still unincorporated Collier County. La Peninsula sits at the far southwestern end, which is the reason to be here: the residences look out across the Marco River, Capri Pass and the open bays, and the water is on three sides rather than at the end of a canal. The community is gated and quiet, with a large pool and spa, a clubhouse, a fitness center and clay tennis courts. Naples is roughly twenty minutes north and Marco Island about ten minutes south, close to both without being inside either.

Boating and Slips

This is the part that decides most purchases here. Deeded slips are available within the community, but a slip is a separate asset from the residence: some owners hold one, others lease, and availability changes, so a residence and a berth are often two transactions rather than one. The route out runs down the Marco River and through Capri Pass to the Gulf without a fixed bridge.

Confirm three things before an offer: whether a slip conveys with the residence you are considering, what it costs to own or lease and on what terms, and the depth at that particular berth at low tide, which matters in the shallow waters around the islands. Rentals and Rules

La Peninsula’s published rules allow one rental per 30-day period and up to two pets of up to 30 pounds each; each building’s association and the master association set the details, so confirm them in the documents for the specific residence. Before You Buy

The six buildings date from 1986 to 1995, so ask for the milestone inspection report and structural integrity reserve study where they apply, the budget and reserves of both the building and the master association, recent and pending assessments, the insurance policy and the elevation certificate. Ground-floor residences and storage sit closest to the water, so ask about storm history as well.

Who It Suits

La Peninsula makes sense for an owner whose boat is the point of the property, and who would rather have water on three sides and a short run to the Gulf than a downtown address. It suits seasonal owners well, since a gated condominium is far less demanding to leave for six months than a waterfront house. It suits a buyer who wants to walk to dinner considerably less: Isles of Capri has a handful of good waterfront restaurants and little else, and Fifth Avenue South is a drive. Buyers who want restaurants and galleries at the door should look at Olde Naples condominiums instead, and we would rather say that early than at the third showing.
