Much of the rental inventory on the islands never reaches a public feed, because owners re-book returning guests privately. Tell us your dates, how many bedrooms you need, whether you want a house with a dock or a condominium on the river, and whether you are bringing a boat, and we will send what is genuinely available.
What a Stay on Isles of Capri Looks Like
Mornings are on the water. Many rental homes have a dock behind the house, the Marco River runs past La Peninsula to Capri Pass and the Gulf, and the shallow bays of the Rookery Bay reserve are known for inshore fishing and paddling; the public Paddlecraft Park on the commercial island launches kayaks and paddleboards. Afternoons are the beaches of Marco Island, ten minutes south, and evenings are the waterfront restaurants on the islands or dinner in Naples or on Marco.
What the islands do not have is density. There are no resort towers, little traffic and not much retail, and the quiet is the point. Guests who want to walk to shops and restaurants every evening will be happier in Olde Naples; guests who want a boat, a view and a slower pace will be happier here.
How Renting Works Here
Because Isles of Capri is in unincorporated Collier County, it follows the County’s rules rather than the City of Naples’ stricter 30-day minimum. Owners who rent for six months or less must hold a state vacation rental license, collect tourist and sales taxes, and register each property with the County, and the registration number must appear in every advertisement. That makes weekly stays possible in some single-family homes. Condominiums are different: each association sets its own rules, and La Peninsula’s published rules allow one rental per 30-day period, so its residences suit monthly and seasonal stays.
In practice, a week in March is possible in the right house, and a month or a season is possible almost anywhere on the islands. Renting Before You Buy
A season on Isles of Capri is the least expensive way to learn it. You find out whether you want the river or the bays, how the water behaves at the dock at low tide, what the drive to Marco Island’s beaches and to Naples is really like, and whether island quiet is what you wanted. With homes selling at a median of about $1.12 million and La Peninsula residences at about $665,000 over the past two years, it is also one of the most accessible waterfront markets in the Naples area to buy into afterward.
