Mystique at Pelican Bay is a 20-story tower of 81 residences at 6897 Grenadier Boulevard, completed by Gulf Bay in 2019. Most are estate residences of roughly 4,000 to 5,300 square feet with walls of glass toward the Gulf, and the building was among the last high-rise sites in Pelican Bay, alongside its sister tower, Epique. From September 2024 to September 2026, eight residences sold here for $7.6 million to $17.5 million, at a median of $9.5 million, the highest of any Pelican Bay tower outside Bay Colony.

Mystique Sales, September 2024 to September 2026

Eight Mystique residences closed in the two years to September 29, 2026, for $7,600,000 to $17,500,000, at a median of $9.5 million and about $2,111 a square foot. The top sale was Penthouse 4, a 5,703-square-foot residence, at $17.5 million in November 2024, and Penthouse 3, of 4,431 square feet, brought $14.1 million in May 2026, about $3,182 a square foot. The three-bedroom estates of about 4,013 square feet in the 02 and 03 stacks sold four times, for $7.6 million to $8,595,000, and the five-bedroom estates of about 5,280 square feet in the 01 stack twice, for $10.4 million on the 15th floor and $12.85 million on the 17th.

Pricing at Mystique

At this level the first price is rarely the last. Every Mystique sale closed below its original asking price, at a median of about 87 percent after about six months on the market. Penthouse 4 was first offered at $29.9 million and sold for $17.5 million after 402 days. Residence 704 shows how a price reset works: listed at $12,995,000 and reduced to $11,750,000 before it was taken off the market, it returned at $11,395,000 and went under contract within 11 days. Mystique now has a new-construction comparison next door: at Epique, a fourth-floor three-bedroom estate of 4,008 square feet was offered at $6.9 million and a tenth-floor five-bedroom estate at $12.2 million on September 29, 2026, against Mystique resales of the same plans at $7.6 million to $8,595,000 and $10.4 million to $12.85 million. Residences at Mystique

Four estate residences share each typical floor. The 01 and 04 stacks at the ends are five-bedroom plans of about 5,280 square feet with Gulf views along an entire side of the building; the 02 and 03 stacks in the middle are three-bedroom plans of just over 4,000 square feet. Each opens from a private elevator into a great room framed in floor-to-ceiling glass, with terraces behind glass railings and automated shutters built to current hurricane standards. The penthouse level runs larger, with one plan topped by a private rooftop terrace of more than 3,800 square feet. On the second floor, nine Jardin residences of roughly 1,370 to 2,400 square feet offer a way into the building at a far lower price. Floor plans are available on request.

The Tower and Life in Pelican Bay

Mystique was built to function like a private club. A concierge and round-the-clock staff manage the lobby and garage; the amenity levels include a heated pool and spa, two Har-Tru tennis courts, a fitness club with steam rooms, a theater, billiards and club rooms, and guest suites for visiting family. Just off the pool deck, a Pelican Bay tram station carries residents through the mangroves to Marker 36, one of the community’s two private beach facilities, with dining and chair service on the sand. Renting at Mystique

Mystique allows one lease a year with a 90-day minimum, and its owners rarely lease. Over the last two seasons, a single residence was offered for rent in the MLS, a five-bedroom estate of about 4,930 square feet at $35,000 a month in season, and no Mystique lease closed, so most rentals here are arranged privately. Florida’s Condo Safety Law

Completed in 2019, Mystique falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Mystique will not reach the 30-year mark until 2049, but the reserve study rules already apply, so ask the association for its latest structural integrity reserve study, the current budget and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Where Mystique Sits in Pelican Bay

Mystique is number 6 on the map below, on Grenadier Boulevard between St Raphael (5) and Epique (7). The tram station just off its pool deck sits where the boardwalk crosses the preserve to the north beach and Marker 36, and Inner Clam Bay opens to the southwest, between the towers and the Gulf.
