What Determines the View
In Pelican Bay, view quality is set by three things. Floor: the mangrove canopy sits roughly at the fourth-floor line, so Gulf views open fully from the fifth or sixth floor up. Stack: west-facing end units capture sunset; north and south stacks trade some Gulf for preserve and bay. Building position: towers closer to the Gulf side of the boulevard and those with fewer neighbors to the west see more water. What floor do you need for a Gulf view in Pelican Bay?
Generally the fifth or sixth floor and above. Below that, the mangrove canopy fills the foreground; from mid-level floors upward, residences see the full Gulf horizon. West-facing end units on upper floors command the strongest premiums.
