Our Pelican Bay market report follows the villa market against the towers, garden condominiums and homes.

Carlton Place, gated south of North Station with private pools at all but one residence, recorded no closed sales in the period and had one villa for sale on September 29, 2026, and St. Andrews, with 16 gated golf-course homes, rounds out the villa market.

Why Buyers Choose a Pelican Bay Villa

A villa delivers the private pool, garage and ground-level living of a single-family home at a fraction of the price, with exterior maintenance handled by the association. Compared with the towers, villas avoid high-rise reserve assessments and elevator waits, and most permit at least one pet. For seasonal residents, lock-and-leave convenience is built in. Buyers who want Gulf views instead should compare the Pelican Bay Gulf-view towers.

Pelican Bay Lifestyle

Three miles of private Gulf beach, reached by electric tram along boardwalks through a protected mangrove estuary. Two beachfront clubs with restaurants, chair and umbrella service, kayaks and sailboats. The Community Center offers tennis, pickleball and a fitness center. Waterside Shops and Artis–Naples sit at the community's south entrance; Mercato and Vanderbilt Beach are a short distance north.

Pelican Bay Villas — Frequently Asked Questions

What is a villa in Pelican Bay?

A villa is a single-story or two-story residence, either attached to one neighbor or fully detached, with its own garage and often a private pool or courtyard. Villas are owned as condominiums or within a homeowners association that maintains exteriors and grounds, combining the feel of a house with lock-and-leave convenience.

Which Pelican Bay villa communities are gated?

Isle Verde, Grand Bay, Cocobay, Carlton Place and Cannes are gated enclaves. Most other villa neighborhoods are open, as is Pelican Bay itself, which relies on 24-hour security patrol rather than gates.

Do Pelican Bay villas have private pools?

Many do. Every Isle Verde and Chanteclair Manor villa has a private pool, as do nearly all Carlton Place residences, most of Cocobay and Bridge Way, and about half of Lugano's villas. Cannes shares a community pool. We confirm pool ownership and any screening restrictions for each property.

Do villa owners get Pelican Bay beach access?

Yes. Every Pelican Bay owner is a member of the Pelican Bay Foundation, which operates two private beachfront clubs, Marker 36 and Sandbar, reached by tram through the mangrove preserve.

Are Pelican Bay villas pet-friendly and can they be rented?

Most villa communities allow at least one pet, though limits differ: Lugano permits one dog or cat up to 20 pounds, while Las Brisas allows pets with association approval. Leasing is typically allowed with 60- to 90-day minimums and one to two leases per year. Rules are set by each association and we verify them before you make an offer.

What do Pelican Bay villas cost?

From September 2024 to September 2026, 107 residences sold in Pelican Bay’s villa communities at a median of $1.75 million, from $550,000 to $5.65 million. Interlachen and Lugano, which combine villas with low- and mid-rise condominiums, sold at medians of about $835,000 to $860,000; The Villas at Pelican Bay, The Pointe and Bay Villas at about $1.3 million to $1.5 million; Bridge Way, Tierra Mar and Beauville at about $1.7 million to $1.9 million; and the gated enclaves of Isle Verde and Grand Bay at about $4 million to $4.3 million. Current listings appear above.
