The Most Active Tower on the Bay Colony Beach

Biltmore is one of Bay Colony's six beachfront towers: 75 residences on 22 floors at 8473 Bay Colony Drive, directly on the sand between Windsor and Brighton, with only Windsor between it and the Bay Colony Beach Club. Four residences per floor sit around a center-core elevator, so homes above the lower floors have the Gulf on one side and Pelican Bay on the other, and the common areas were fully remodeled in 2016. It is also the busiest tower on the beach: thirteen residences sold between September 2024 and September 2026, at a median of $5.55 million and about $1,699 a square foot.

Floor Plans and Prices by Stack

Biltmore's plan is simple and generous: four homes per floor around a central elevator core, so each residence runs the full depth of the building with the Gulf on one side and Pelican Bay and the preserve on the other. The corner 01 and 04 plans and the 03 plan offer three bedrooms plus a den at 3,200 to 3,325 square feet; the 02 plan is two bedrooms plus a den at 2,860. Floor-to-ceiling sliders open to deep balconies, and the penthouse levels hold a handful of homes above 7,000 square feet.

What the sales show is how much floor and condition move the price inside a single plan. The same 03 plan sold for $3.85 million on the second floor and $6.525 million on the twentieth, and one 03-stack residence changed hands twice in seven months, for $4.65 million in September 2025 and $5.6 million in April 2026. Nearly thirty years on, condition ranges from original to fully reimagined, so a renovation budget belongs in every comparison.

Fees, Leasing and the Building

Recent Biltmore listings report total annual recurring fees of about $52,000 to $60,000 for a standard residence, roughly $17 to $18 a square foot a year, in the middle of the beachfront row. The common areas were remodeled in 2016 by Olsson Fernandez Design.

Florida’s condominium safety law requires a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Completed in 1997, Biltmore reaches the 30-year mark in 2027, so ask the association for the latest inspection report or its schedule, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Biltmore permits one lease a year with a 90-day minimum. One residence was offered for lease over the last two years, at $40,000 a month in season and $35,000 off-season, and it did not lease through the MLS. Our Bay Colony seasonal rentals page covers the rules building by building, and the Bay Colony Market Report follows Biltmore's sales each month.
