Every Pelican Bay residence, from a garden condominium to a Gulf-view penthouse, comes with membership in the Pelican Bay Foundation and the amenities it runs: private beaches with full service, an electric tram through the Clam Bay preserve, two Gulf-front restaurants, a Community Center, and tennis and pickleball programs. Here is what is included, and what is not.

The Beaches and the Tram

Pelican Bay’s beaches are reached the way few in Florida are: by an open-air electric tram that leaves from eight stations along the berm and runs through the mangroves of the Clam Bay preserve to the sand. North Beach is the quieter end, anchored by Marker 36; South Beach is the more social, with Sandbar and The Nest. At both, attendants set up loungers, umbrellas and cabanas, sailboats and sea kayaks are on hand, and showers, restrooms, accessible ramps and beach wheelchairs make a full day easy. Community Center, Fitness and Racquets

The Community Center on Hammock Oak Drive is the everyday hub: a fitness center with cardio and strength equipment and personal trainers, a wellness studio for massage and facials, an art studio, and meeting and event rooms, with an outdoor workout area under the oaks beside the lake. Tennis players have 18 Har-Tru courts at two tennis centers, one at The Commons and one beside the Community Center, with pro shops, lessons, leagues and round robins. Pelican Bay Community Park added 20 pickleball courts in December 2025, half of them reserved for members, alongside shared-use tennis courts and a pavilion.

How Membership Works

Foundation membership comes with ownership of every Pelican Bay residence and is funded by an annual assessment, separate from building or neighborhood association fees; it passes to the buyer at closing. Guests can use the amenities under the Foundation’s guest rules. Club Pelican Bay, with 27 holes of golf, a clubhouse, spa and dining, is a separate private club with its own membership and waitlist, so buyers who want golf should plan for it before they buy.
