What Pelican Bay Condos Sell For
Four kinds of condominium share Pelican Bay, and they trade in four different price bands. These are the closed sales from September 2024 to September 2026 in the MLS, with the residences for sale on September 29, 2026.
| Segment | Sales | Median |
|---|---|---|

182 sales $585K to $17.5M |
$1.75M $816 a sq ft |
| Bay Colony Gulf view 5 buildings; 3 for sale now |
24 sales $1.83M to $7.3M |

| Bay Colony beachfront 6 towers; 7 for sale now |
44 sales $1.93M to $15.5M |
$5.45M $1,608 a sq ft |
The price of a square foot roughly doubles at each step toward the sand, from $532 in the garden communities to $816 in the Gulf-view towers and $1,608 in Bay Colony’s beachfront towers. Supply points the other way: the Gulf-view towers held 44 residences for sale, about six months of sales, while the garden communities turned over in about four months and at a median of just 50 days on the market. Across all four, sales closed at a median of 94.4 percent of the final asking price, so there is room to negotiate, most of all in the towers.
Fees follow the same ladder. Total annual recurring fees reported in MLS listings ran at a median of about $17,400 in the garden communities, $32,000 in the Gulf-view towers and $58,400 in Bay Colony’s beachfront towers, on top of which every owner pays the Pelican Bay Foundation assessment and about $1,550 a year to the Pelican Bay Services Division on the tax bill. Our Pelican Bay guide sets out the full cost of ownership.
Pelican Bay High-Rise Condominiums
Twenty towers rise along Pelican Bay Boulevard with Gulf, preserve and sunset views from the upper floors. The earlier towers (1981–1994) — Dorchester, Grosvenor, The Heron, Stratford, Claridge and the “Saints” (St Tropez, St Maarten, St Lucia, St Nicole, St Kitts, St Marissa and St Pierre) — deliver larger floor plans for the price. The second generation (1997–2002) — St Laurent, Coronado, Marbella, St Raphael, Montenero and Cap Ferrat — adds higher ceilings and private elevator foyers, while Mystique (2019) and Epique, on the community’s final tower site, command premium pricing. Compare every tower side by side on our Pelican Bay Gulf-view condos page.
The map numbers all twenty towers north to south, from Montenero (1) beside the north tram station to St Tropez (20) at the south end, with the berm path and beach tram along the preserve and the two boardwalk crossings: to the north beach and Marker 36 beside Mystique (6), and to the south beach behind Dorchester (15).

Bay Colony Beachfront and Gulf-View Towers
Within the gates of Bay Colony at Pelican Bay's north end sit the only condominiums built directly on the sand: Biltmore, Brighton, Carlysle, Contessa, Remington and Windsor. Set back from the beach, Mansion La Palma, Marquesa, Salerno, Toscana and Trieste offer Gulf and bay views with the separate Bay Colony Beach Club. See all Bay Colony beachfront condos.
Mid-Rise, Low-Rise and Garden Communities
Beyond the towers, Pelican Bay’s condominium communities overlook lakes, fairways and preserve rather than the Gulf, with lower fees, garden settings and the same beach club membership. The table compares every garden community with at least two sales from September 2024 to September 2026, busiest first.

Choosing the Right Pelican Bay Building
Every association sets its own rules, and they differ more than most buyers expect. Some buildings permit pets and 30-day leases several times a year; others allow no pets and two 90-day leases. Reserve funding, milestone inspection status and post-2021 structural requirements now vary building by building and directly affect both fees and resale. We track these for every Pelican Bay association and will match you to the buildings that fit how you intend to live.
Pelican Bay Lifestyle
Three miles of private Gulf beach, reached by electric tram along boardwalks through a protected mangrove estuary. Two beachfront clubs with restaurants, chair and umbrella service, kayaks and sailboats. The Community Center offers tennis, pickleball and a fitness center. Waterside Shops and Artis–Naples sit at the community's south entrance; The Ritz-Carlton, Mercato and Vanderbilt Beach are a short distance north.

Pelican Bay Condos — Frequently Asked Questions
How many condos are in Pelican Bay?
Approximately 5,550 condominiums across more than 80 associations, including 31 high-rise towers (20 in Pelican Bay and 11 in Bay Colony), mid-rise buildings and low-rise garden communities. Condominiums make up nearly 90 percent of all Pelican Bay residences.
Are Pelican Bay condos on the beach?
Only six towers sit directly on the sand, all inside gated Bay Colony: Biltmore, Brighton, Carlysle, Contessa, Remington and Windsor. The 20 towers in Pelican Bay proper stand along Pelican Bay Boulevard behind the mangrove preserve, offering Gulf views with beach access by tram rather than direct beachfront.
Which Pelican Bay condos have Gulf views?
The high-rises along Pelican Bay Boulevard deliver Gulf and sunset views from the upper floors, as does the Chateaumere Royale tower at the center of the Chateaumere complex. The mid-rise and garden communities overlook lakes, fairways and preserve instead. Our Pelican Bay Gulf-view condos search isolates the towers.
Do Pelican Bay condo owners get beach access?
Yes. Every Pelican Bay owner is a member of the Pelican Bay Foundation, which operates two private beachfront clubs, Marker 36 and Sandbar, reached by tram through the mangrove preserve. Bay Colony owners additionally have the private Bay Colony Beach Club.
Can I rent out a Pelican Bay condo?
Policies are set by each association. Many buildings permit leasing with 30- to 90-day minimums and cap the number of leases per year; Chateaumere, for example, allows two 90-day leases a year, while Laurel Oaks allows three with a 30-day minimum. Pet rules vary just as widely. We verify the current rules for any building before you make an offer.
What do Pelican Bay condos cost?
From September 2024 to September 2026, garden and mid-rise condominiums sold at a median of about $925,000, from $412,000 to $3 million; the Gulf-view towers along Pelican Bay Boulevard at a median of $1.75 million, up to $17.5 million for a Mystique penthouse; Bay Colony’s Gulf-view buildings at $3 million; and its beachfront towers at $5.45 million, up to $15.5 million. Epique, the newest tower, has a penthouse offered at $38 million. Current listings appear above.
What are the fees for a Pelican Bay condo?
Every owner pays the Pelican Bay Foundation assessment, $3,295 a year for 2025–26, and about $1,550 a year to the Pelican Bay Services Division on the property tax bill; a buyer also pays a one-time $10,000 resale capital assessment at closing. Condominium fees come on top: in MLS listings, total annual recurring fees ran at a median of about $17,400 in the garden communities, $32,000 in the Gulf-view towers and $58,400 in Bay Colony’s beachfront towers. We confirm each building’s budget, reserves and any special assessment before you make an offer.
How do Florida’s condo safety laws affect Pelican Bay condos?
Florida now requires every condominium building of three stories or more to pass a milestone structural inspection at 30 years of age (25 where the local building official requires it) and every 10 years after, and to complete a structural integrity reserve study at least every 10 years, with the first due by December 31, 2025. Associations must also fund reserves for the roof, structure, plumbing, electrical and other major components rather than waive them. Most Pelican Bay condominium buildings date from the 1980s and 1990s, so most have reached or are nearing the 30-year milestone, and some have raised fees or levied special assessments as a result. Before you make an offer, we obtain the building’s milestone inspection report, reserve study, current budget and any assessment history, and buyers now have seven days to cancel after receiving the condominium documents.
