The Curved Tower with the Glass-Railed Gulf Terraces
Brighton is the curved tower among Bay Colony's six on the beach: 75 residences on 22 floors at 8231 Bay Colony Drive, directly on the sand between Carlysle and Biltmore, two towers from the Bay Colony Beach Club. Its curved footprint faces southwest, so its homes take in the Gulf and the sunset from an open, glass-railed terrace, with a screened lanai on the preserve side. Four residences sold between September 2024 and September 2026 at a median of $6.29 million, about $1,691 a square foot.

Designed from the Rooms Out
Brighton's designers planned each residence around how its rooms are used rather than around the building's shell, which is why the four plans live like single-family homes: kitchens open to breakfast and living areas, dens that double as media rooms or libraries, and owners' suites that run the Gulf side. The curved corner terraces are the building's signature, with open glass railings rather than screens on the Gulf side. Many owners have altered their plans, so walls between kitchens and living rooms are often gone and bars, libraries and baths reworked; ask to see the current layout of any residence rather than the original.

Fees, Leasing and the Building
Recent Brighton listings report total annual recurring fees of about $50,000 to $58,000 for a standard residence, roughly $15 to $19 a square foot a year, and about $93,000 for a penthouse. The association has remodeled the common areas and replaced the elevators.
Florida’s condominium safety law requires a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Completed in 1994, Brighton is past the 30-year mark, so ask the association for the latest inspection report or its schedule, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
Brighton permits one lease a year with a 90-day minimum. One residence leased at $14,500 a month over the last two years, and residences offered for lease asked $28,000 to $35,000 a month. Our Bay Colony seasonal rentals page covers the rules building by building, and the Bay Colony Market Report follows Brighton's sales each month.
