Buying at Naples Beach Club is two decisions: the residence and the club. Association dues come with every residence; club membership, which opens the golf course, the Racquet Club and the residents’ beach amenities, is optional and priced separately. This guide sets out the dues, the membership terms, the rental rules and which amenities belong to residents, members and resort guests, so the full cost is clear before you commit.

What a Year of Ownership Costs
Association dues at Naples Beach Club are estimated at about $3.00 a square foot a month, well above most Gulf-front condominiums in Naples because they carry a staffed, resort-level operation. The first real figure in the MLS comes in a little lower: a Beachside C-4 resale lists annual fees of $116,400 on 3,440 square feet, about $2.82 a square foot a month. Here is what the $3.00 estimate means for typical residences, with and without club dues.

These figures leave out property tax, insurance on the residence’s interior and contents, and the one-time membership initiation. The association’s budget in the condominium documents is the authority, and we review it with every client before a contract is signed.
Club Membership: How It Works
Membership is not included with a residence. Each buyer applies separately, and the club is optional. As reported in 2026, joining costs about $200,000, 80 percent of it equity, with annual dues of about $27,500. Membership opens The Gardens golf course and its practice facilities, the Racquet Club and the club’s other amenities, and members can use the Four Seasons resort’s amenities subject to its reservation policies.
It is a vertical membership: a member’s parents, children and grandchildren can use the club even when the member is not on property, which is what makes it a family decision rather than a personal one. There are no social or corporate memberships. Discovery Land Company, the club operator behind Baker’s Bay Golf & Ocean Club and the Yellowstone Club, is the club partner.
Timing matters. The developer’s sales team expects the golf course to be finished in late December 2026, while Four Seasons lists golf as opening in early 2027, and membership is expected to open to residents around the time the course is ready. The pricing has also moved since launch: the first estimates in 2021 were about $150,000 to join and about $40,000 a year. Terms are set by the developer and can change, so we confirm them in writing before a client signs. Residents, Members and Resort Guests: Who Uses What
Naples Beach Club layers three groups on one property: resort guests, residents and club members. Knowing which amenities belong to which group is the most common gap in what buyers are told.

Access rules are set by the club and the association documents and can change as the property opens in phases. Some resort venues are also open to the public by reservation.
Association Dues: What They Cover
Dues fund the staffed operation of each building: lobby and residential services staff, the 24-hour residential concierge, building systems, maintenance, landscaping, insurance on the common elements and reserves. The pre-sale estimate in 2021 was about $2.52 a square foot a month; today’s estimate is about $3.00. Beachside and Golfside residences sit in separate condominiums, so their budgets differ, and the governing budget is the one in the condominium documents for the building you buy.
Rental Rules
Beachside. With limited exceptions, the condominium documents do not permit owners to rent their residences, other than to other Naples Beach Club owners. City of Naples rules also limit rentals of fewer than 30 days to three a year.
Golfside. Building E is the exception: six of its twelve residences can be placed in the Four Seasons rental program and rented to resort guests. The other Golfside residences are private homes. Buyers who need rental income should start with Building E on our Golfside Residences page.
Security, Parking and Services
Gatehouses on both sides of Gulf Shore Boulevard North control vehicle access, building lobbies are staffed, and security patrols the grounds around the clock. Beach Houses and Penthouses have private garages of three to six spaces; other residences have two assigned spaces, and valet is available to residents and required for their guests. Every residence has air-conditioned storage on the garage level. A 24-hour residential concierge arranges airport transfers, provisioning and reservations, and room service, housekeeping, laundry and dry cleaning come from the Four Seasons.

Naples Beach Club sits on Gulf Shore Boulevard North in Coquina Sands, a short drive from Fifth Avenue South and Third Street South. Naples Airport, which serves private aviation, is under five miles away, Southwest Florida International Airport is about 33 miles, and NCH Baker Hospital is about 1.5 miles.
