For decades the Miracle Mile on Gulf Shore Boulevard North was a row of modest 1960s and 1970s condominiums with a world-class beach in front of them. In the four years since Hurricane Ian, it has become the most active stretch of luxury new construction in Naples. Six developments are now selling, building or already open along a single mile and a quarter of the boulevard, and together they are resetting what a Naples beach address costs and what it delivers.
Here is where each one sits, how they differ, and what the change means for buyers and owners in the older buildings around them.
What the Miracle Mile Is
The name covers about 1.3 miles of Gulf Shore Boulevard North, from The Moorings at Doctors Pass in the north to Naples Beach Club in the south, passing through Coquina Sands and Lowdermilk Park on the way. Odd-numbered addresses on the west side of the boulevard sit directly on the sand. Even-numbered addresses on the east side face Moorings Bay, Outer Doctors Bay and Hurricane Harbor, where many buildings have their own docks and residents cross the street to the beach.
It is one of the few places in Naples where a beachfront condominium is within minutes of Fifth Avenue South and Third Street South, and it has none of the gates, golf memberships or high-rise density of the communities farther north. That combination is why developers wanted in, and why buyers are paying record prices to get here.
Why the Mile Is Being Rebuilt Now
Three forces arrived at once. Hurricane Ian’s storm surge in September 2022 flooded the ground floors of many low-rise buildings that had been built close to the sand, and several associations chose to sell rather than rebuild. Florida’s post-Surfside condominium laws now require milestone structural inspections for older buildings of three stories or more and fully funded reserves for their structural components, which turned deferred maintenance into large, near-term assessments. And the land itself, on a scarce stretch of Gulf frontage, had become worth more than the buildings on it.
The result is a wave of redevelopment that trades density for size and privacy. The old Harbour Club’s 21 units are becoming 14 residences at Harbour House. Olana puts just 12 residences on a site that once held the Bahama Club. The new buildings are larger, fewer and built to current storm codes, and they are priced accordingly.

3300 Gulf Shore is the largest of the group: 51 residences in two eight-story buildings on the former Executive Club site, developed by Kolter Urban. It faces Outer Doctors Bay rather than the Gulf, and its 16-slip private marina takes boats up to 50 feet with no bridge between the docks and Doctors Pass. Residences range from just under 2,000 square feet to full-floor penthouses of more than 7,000. Construction began in 2026.
2020 Gulf Shore, on the former Park Place Club site, is a boutique bay-side project by Golub & Company with Barron Collier Companies: two four-story buildings with rooftop terraces and private slips on Hurricane Harbor. Its plans are being redesigned, with 18 residences reported and groundbreaking expected in spring 2027. Across the harbor, the Moorings Beach Club land is protected from development, so its Gulf views stay open.
Harbour House replaces the 21-unit Harbour Club with 14 residences in three buildings, designed by MHK Architecture and built by Borelli. Each home has a private garage, a personal elevator and its own outdoor living space with a pool and spa, and buyers may add one of a limited number of slips for boats to 38 feet. Completion is targeted for 2028.
Rosewood Residences is the one finishing first. On more than five acres at 1601 Gulf Shore Boulevard North, with nearly 500 feet of beach, The Ronto Group is completing 42 residences in two buildings, from about 4,200 to more than 9,600 square feet, with Rosewood Hotels & Resorts service behind them. Few beachfront parcels in Naples are this large, which is a large part of its appeal.
Olana, also from Kolter Urban, is the most exclusive building on the Mile: 12 residences of more than 10,000 square feet each, two to a floor on six floors, from $30 million. Each residence carries its own fitness and wellness space, and owners arrive by private elevator from their own garages. Construction is planned to begin this fall, with delivery targeted for fall 2028.
Naples Beach Club anchors the south end. The Four Seasons resort opened in November 2025, its new Tom Fazio golf course is expected to be finished in December 2026, and its Beachside and Golfside residences give owners the most social, amenity-rich way to live on the Mile. Gulf Side or Bay Side
The first decision on the Miracle Mile is which side of the boulevard you want to live on, and it is a real trade. Gulf-front residences at Rosewood, Olana and Naples Beach Club put the sand at your door, but none of them comes with a boat slip. Bay-side residences at 3300 Gulf Shore, 2020 Gulf Shore and Harbour House give up direct beach frontage for a slip below the terrace and a short walk across the street to the beach.
On the bay side, the route to the Gulf matters as much as the slip. 3300 Gulf Shore sits on Outer Doctors Bay with no bridges between its docks and the pass. Harbour House and 2020 Gulf Shore sit on Hurricane Harbor, where boats pass under the Mooring Line Drive bridge, at about 10 to 12 feet, so they suit center consoles and bay boats rather than flybridge yachts. We measure the boat at its highest fixed point and check it against the bridge before a client commits to a slip.
What It Means for the Existing Buildings
New construction raises the ceiling for everything around it. As eight-figure residences come out of the ground, well-run older buildings on the Mile become the value play: the same beach, the same walk to Third Street, often at a fraction of the price per square foot. The recent generation of buildings, such as Sancerre on the Gulf and La Perle and Bella Baia on the bay, offers new-construction quality without the wait.

Existing buildings can be moved into now and cost far less per square foot, but you should read each association’s structural inspection, reserve study and assessment history before you make an offer.
