Florida Luxury Market at a Glance — July 2026: Luxury condo and townhouse sales above $1M up 31+ statewide. Luxury single-family sales above $1M up 27+ statewide. July was the second-lowest monthly gain for luxury condos in 2026 — meaning the first half of the year was even stronger. Cash buyers and equity-driven purchases are fueling the surge.



The Naples luxury market data we shared last week told a compelling story. But new statewide data from Florida Realtors® puts that story in an even broader context — and the numbers are striking.


According to Florida Realtors' August 2026 housing market report, luxury home sales across the entire state of Florida posted strong gains in July. Closed sales of condominiums and townhouses priced at $1 million or more rose more than 31 compared to July 2025. Single-family home sales above $1 million climbed more than 27 year over year. The $500,000 to $1 million condo segment also surged, with sales up 24 from the prior year.


Here is what makes these numbers even more remarkable — and what they mean specifically for buyers and sellers in the Naples luxury waterfront market.



July Was Actually the Weakest Month for Luxury Condos in 2026


The 31 year-over-year gain in luxury condo sales sounds extraordinary on its own. But Florida Realtors' chief economist noted that July's performance was actually the second-lowest annual gain for the $1 million-and-up condo segment so far in 2026. Every earlier month this year posted an even larger year-over-year increase.


That puts the Naples condo market data we reported — where the Naples Beach area saw condo closed sales increase 29.6 in July — in direct alignment with the statewide trend. Naples is not an outlier. It is part of a sustained, broad-based surge in luxury condo demand across Florida that has been building all year.



Why Luxury Buyers Are Not Slowing Down Despite Higher Rates


One of the most important insights in the Florida Realtors report is the explanation for why the luxury market has remained so strong while the broader market has faced headwinds from higher mortgage rates. Florida Realtors' chief economist explained that affluent buyers tend to be significantly less rate-sensitive than the broader buying population. They are more likely to purchase with cash, make substantial down payments, or deploy equity from other properties to finance a purchase. Many have also benefited from meaningful growth in financial assets over the past several years.


This dynamic is something we see directly in the Bay Colony and Vanderbilt Beach markets. High-net-worth buyers at the top of the Naples market are not waiting for rates to come down — they are transacting on their own timeline, driven by lifestyle decisions rather than financing constraints. Coastal Locations and Lifestyle Are Driving Luxury Condo Demand


The Florida Realtors data also highlights where luxury condo buyers are concentrating their activity — newer buildings in desirable coastal areas where buyers are seeking a specific location, amenity package, and lifestyle. This is not a segment driven by investment metrics or rate calculations. It is driven by quality of life, and the buyers are acting accordingly.


For Naples specifically, this explains the continued demand for beachfront condominiums and the early traction we are seeing in landmark new developments. Naples Beach Club, Rosewood Residences, and The Halcyon are all attracting buyers who fit the profile described in the Florida Realtors data — cash-capable, lifestyle-motivated, and largely indifferent to mortgage rate fluctuations.



What This Means for Naples Luxury Buyers


The statewide data reinforces what the Naples numbers already showed — the luxury market is not cooling, and there is no data-supported reason to expect it to. Buyers who are waiting for a price correction in the Naples luxury waterfront segment should understand that the underlying demand driver is not rate-sensitive. It will not be unlocked by a Federal Reserve decision. The buyers competing for the same properties you want are largely cash buyers motivated by lifestyle — and they are active year-round, not just during season.


The inventory picture makes this more acute. As we noted in our July report, overall Naples inventory is down 21 year over year. At the luxury waterfront price points where we specialize, available inventory is even more constrained.



What This Means for Naples Luxury Sellers


The statewide luxury surge is an encouraging validation for Naples luxury waterfront sellers who may have been uncertain about timing. The buyer pool for homes above $1 million is demonstrably active and growing — not just in Naples, but across the entire state of Florida. Sellers who price accurately and present their properties with exceptional marketing are meeting a qualified, motivated audience.


The normalization of pricing we noted in the Naples report — fewer price reductions, more accurate initial pricing — suggests the market has found a sustainable equilibrium. This is a healthier environment for sellers than the volatile peaks of 2021-2022, and considerably stronger than the buyer-friendly conditions of 2024-2025.

The Naples housing market continued to demonstrate remarkable resilience in July 2026, with stronger-than-usual summer sales activity, tightening inventory, and a luxury segment that is outperforming historical norms. According to the July 2026 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales throughout Collier County (excluding Marco Island), the data paints a picture of a well-balanced market moving in a healthy direction.


Here is our breakdown of what the numbers mean — and what they mean specifically for buyers and sellers in the Naples luxury waterfront market.






The Big Picture: Naples Real Estate by the Numbers


The headline story in July is the continued compression of available inventory alongside a meaningful surge in closed sales. Here is a snapshot of where the Naples real estate market stands compared to July 2025:




Overall Inventory: 4,415 properties — down 21 from 5,586 in July 2025


Overall Closed Sales: 733 — up 14.5 from 640


Overall Pending Sales: 762 — down 5.6 from 807


Median Closed Price: $590,000 — up 2.6 from $575,000


New Listings: 916 — up 8.1 from 847


Average Days on Market: 108 days — up 6.9 from 101 days


Months of Supply: 5.8 — down 33.3 from 8.7 months




The decline in months of supply from 8.7 to 5.8 is perhaps the most telling indicator in the entire report. A year ago, Naples was firmly in buyer's market territory. Today, at 5.8 months of supply, the market is balanced — and tightening.



Inventory Is Shrinking — And That Matters


Demand for Naples homes has outpaced inventory every month since January 2026. The result is a market where available properties are being absorbed faster than they are being replenished, despite a healthy influx of 916 new listings in July.


The number of price reductions is also telling — July reported 970 price decreases compared to 1,296 in July 2025. Sellers are pricing more accurately from the start, which means the era of overpriced listings sitting indefinitely is giving way to more realistic, market-driven pricing.


Certain Naples neighborhoods are already experiencing critically low inventory. Communities like Kensington, Bear's Paw, and Wyndemere have very limited availability, and even Golden Gate Estates east of Collier Boulevard is sitting at just 6 months of supply.


For buyers, the message is clear: the window of opportunity that existed a year ago is closing.



Single-Family Homes: Strong Appreciation Across the Board


The single-family home segment continues to be the strongest performer in the Naples real estate market:




Single-Family Closed Sales: 407 — up 11.5


Single-Family Median Closed Price: $745,000 — up 12.9 from $660,000


Single-Family Inventory: 2,171 — down 20.3




In the Naples Beach area, single-family home closed sales surged 37.5 year over year, with the median closed price climbing 31.6 to $2.5 million from $1.9 million in July 2025. In North Naples, the median closed price for single-family homes increased 46.2 year over year to $1,132,500 — a number that underscores how dramatically values have appreciated in some of Naples' most sought-after corridors.



Condominiums: Price Softness, Sales Strength


The Naples condominium market tells a more nuanced story — and one that represents a genuine opportunity for buyers right now:




Condo Closed Sales: 326 — up 18.5


Condo Median Closed Price: $400,000 — down 4.8 from $420,000


Condo Inventory: 2,244 — down 21.6




Condominium prices softened slightly while sales volume increased significantly — a combination that signals buyers are actively purchasing at current price levels. In the Naples Beach area (zip codes 34102, 34103, 34108), condo prices decreased 3.7 while closed sales increased 29.6. In North Naples (34109, 34110, 34119), condo prices decreased 9.7 while closed sales increased 40.


For buyers who have been waiting on the sidelines in the Naples condo market, these conditions represent one of the more favorable entry points in recent memory. As inventory continues to compress, this window may be short-lived.



The Luxury Market Is Having an Exceptional Summer


Perhaps the most significant development in July's report is the unusual strength of the luxury segment during what is typically the slowest season for high-end buyers. There were 10 sales above $10 million in July alone — including three transactions exceeding $20 million.

Buyers who have been adopting a &quot;wait and see&quot; approach should understand that the market is no longer moving in their favor. Inventory is down 21 year over year. Prices in the single-family segment are appreciating significantly. The luxury market is transacting at an unusually high pace for summer.


That said, buyers are taking a more deliberate approach — days on market increased to 108 days, and deals are not falling apart at an unusual rate. The market is balanced enough that patient, well-prepared buyers can still negotiate thoughtfully. The key is being ready to move when the right property presents itself.

The pricing environment has normalized. The days of wildly inflated asking prices sitting for months are behind us — the reduction in price decreases from 1,296 to 970 tells us that sellers who price accurately are selling, and those who don't are sitting. Naples, Fla. (October 24, 2025) – Pending and closed sales in September – a month that historically trails behind in activity – saw remarkable increases, leaving broker analysts reviewing the September 2025 Market Report by the Naples Area Board of REALTORS®(NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), very optimistic. Pending sales activity helps brokers forecast market momentum and it increased 21.1 percent in September to 753 pending sales from 622 pending sales in September 2024. In fact, monthly pending sales activity since May has outpaced pending sales activity compared to the same months in 2024; but this year is the first time September pending sales outpaced September pending sales in 2019 (pre-pandemic). Brokers point to the lack of storm activity this year as one reason for increased sales. The sales momentum, and increase in showings, is closing the gap in the overall months of inventory, which decreased from 13.1 months of inventory in January to 7.1 months of inventory in September for the greater Naples real estate market.

Naples, Fla. (September 26, 2025) – The Naples housing market held steady during the summer, with inventory decreasing to pre-pandemic levels and an overall median closed price that showed strong value retention. According to the August 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), closed sales increased 11 percent to 604 closed sales from 544 closed sales in August 2024. Inventory of homes declined month over month through the summer but increased 9.1 percent in August to 4,892 properties from 4,485 properties in August 2024.


 


Broker analysts reviewing the report believe one reason inventory fell during the summer was because sellers pulled homes off the market, a familiar summer occurrence that creates a shadow inventory. But another factor was an increase in pending sales, which outperformed activity for the last four consecutive months compared to 2024. In all, the August report is positive confirmation that the Naples housing market continued to retain its desirability through the summer.

According to the April 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), overall closed sales decreased 12.3 percent to 893 closed sales compared to 1,018 closed sales in April 2024, but increased 8.9 percent compared to 820 closed sales in March 2025. Steady demand as witnessed in pending sales during April (1,004), also helped to temper supply, which decreased to 11.2 months of inventory, the lowest in 2025. New listings in April decreased 3.1 percent to 1,333 new listings from 1,375 new listings in April 2024 and failed to replenish inventory that went pending or closed during the month. With 2,572 price decreases reported during April, this significant shift in the market indicates that sellers are more willing to lower prices to meet buyer demand, a positive trend where both buyers and sellers benefit from mutually agreed-upon prices.

Naples, Fla. (January 24, 2025) – The Naples area housing market ended the year strong, dispelling whispers of falling values and reluctant buyers. The overall median closed price during December decreased 4 percent to $600,000 from $625,000 in December 2023. This decrease was driven largely by a 13.9 percent decrease in the median closed price for the condominium market to $447,750 from $520,000 in December 2023. The median closed price in the single family home market increased 2.3 percent to $767,500 from $750,000 in December 2023. Both sellers, whose confidence in the Naples housing market was demonstrated in a 26 percent increase in new listings for December; and buyers, whose appreciation of the increased inventory resulted in a 7.4 percent increase in pending sales during December, reaped the benefits of a housing market that is delivering on its reputation.
