Three of the most significant beachfront developments in Naples history sit on the same short stretch of Gulf Shore Boulevard North, in the Coquina Sands neighborhood. Naples Beach Club, Rosewood Residences and Olana share the same sand, the same sunsets and the same few minutes to Fifth Avenue South. What they do not share is a way of life — and for buyers at this level, that difference decides the purchase long before the floor plan does.
Put simply, Naples Beach Club is a resort, Rosewood Residences is a private branded building, and Olana is a collection of twelve estates stacked above the beach. Here is how they compare.

Naples Beach Club: The Resort Life
Naples Beach Club reimagines the site of the Naples Beach Hotel & Golf Club, a Naples institution for 75 years, on 125 acres at 851 Gulf Shore Boulevard North. It is the busiest and most amenitized of the three by a wide margin: a Four Seasons resort of 220 rooms and suites that opened in November 2025, about 1,000 feet of Gulf beach, a new Tom Fazio golf course and a private club run with Discovery Land Company. Of the 125 acres, 104.6 are protected by a conservation easement in perpetuity.
The 153 private residences are split in two. The 58 Beachside Residences sit on the Gulf, with ceilings of 12 to 14 feet; their closings in 2026 ran from $7.75 million to $24 million, and the developer’s last three are priced at $40 million to $100 million. The 95 Golfside Residences overlook the course, from $6.5 million to $25 million. Interiors are by Champalimaud Design, and every Beachside plan is compared in our Naples Beach Club floor plans guide. The trade-off is activity: this is a resort, with resort guests, and buyers should understand that club membership is optional and sold separately rather than included with the residence; our guide to Naples Beach Club membership, dues and amenities sets out the costs. For owners who want the club, the golf and a Four Seasons team at the door, nothing else in Naples compares.
Rosewood Residences: Service Without the Crowd
Rosewood Residences, at 1601 Gulf Shore Boulevard North, has 42 residences in two seven-story towers on 5.25 acres with 482 feet of beach, in 13 floor plans from 4,226 to 9,673 square feet. Each residence has its own private elevator, and the five on the second floor have private pools. The towers topped off in August 2025 and are expected to be completed late in 2026; on the developer’s price sheet updated September 29, 2026, 16 residences remain, from $13.75 million to $50 million.
The experience is quieter than Naples Beach Club and more social than Olana. Owners share a resort pool and a lap pool with cabanas, a spa, fitness center, lounge and game room, three guest suites for visiting family, and direct access to the beach, with concierge service in the Rosewood tradition. Ownership also brings membership in Rosewood Reserve, the brand’s program of privileges at Rosewood hotels around the world. Up to two pets are permitted, and owners may lease once a year with a nine-month minimum.
Olana: Twelve Homes, Twelve Estates
Olana, at 1121 Gulf Shore Boulevard North on the former Bahama Club site, is the most private of the three and the most unusual building in Naples. Just twelve residences rise over six residential levels, two to a floor, each a full-floor home of about 10,000 square feet with five bedrooms, 80 linear feet of floor-to-ceiling glass and a share of 220 feet of private beachfront.
What sets Olana apart is that the amenities live inside each home rather than down the hall: a hydrotherapy wellness suite with steam, sauna and cold plunge, a theater, a climate-controlled wine room, a fitness room and two kitchens, supported by concierge service. Each owner arrives by private elevator from a dedicated garage. The Beachfront Villas on Level 2 add private pools at garden level, and the Level 7 penthouses add rooftop terraces with plunge pools. Residences start at $30 million, with groundbreaking planned for 2026 and completion in 2028.
Which One Fits
If you want the club life, Naples Beach Club is the answer: golf, a Four Seasons resort, dining on the property and a social calendar built in. It suits families who want everything on site and owners who entertain often.
If you want service without the crowd, Rosewood Residences offers a branded, staffed beachfront building with shared amenities at a residential rather than resort scale, with completion expected late in 2026.
If you want no neighbors at all, Olana is the closest thing to owning a beachfront estate without owning a house. It asks for the longest wait and the highest entry price, and in return it offers a level of privacy no other building in Naples can match.
Buying Before Delivery
At least part of each development is still being built, which means buying from a developer’s contract rather than from a seller. Deposits are substantial — at Rosewood Residences, a $1 million initial deposit followed by two further payments of 20 percent — and developer agreements are written to protect the developer. We review deposit terms and escrow, delivery dates, what the developer may change, and how each residence’s stack, floor and exposure will hold its value against resales next door. The developer pays buyer representation fees at all three, so independent advice costs you nothing.
The Neighborhood Around Them
All three sit in Coquina Sands, a low-density, non-gated stretch of Gulf Shore Boulevard North between Olde Naples and The Moorings. Lowdermilk Park lies between Olana and Rosewood Residences, and Fifth Avenue South and Third Street South are a few minutes south. For the rest of the neighborhood’s buildings — from the established Gulf-front condominiums to Harbour House on the bay side — see our Coquina Sands condo buildings comparison, and for every new waterfront development in the city, Naples waterfront new construction.
Naples Beach Club, Rosewood and Olana: Questions
Which is the most private: Naples Beach Club, Rosewood Residences or Olana?
Olana. It has twelve residences in total, two to a floor, and each owner rides a private elevator up from a dedicated garage, so there are no shared corridors. Rosewood Residences is next, with 42 residences in two towers and a private elevator to each home. Naples Beach Club is the most social of the three by design, built around a Four Seasons resort, a club and a golf course.
Which of the three has golf?
Naples Beach Club. The developer expects its new 18-hole Tom Fazio course to be finished in late December 2026, and Four Seasons lists golf as opening in early 2027. Membership is optional and separate from the residence, at about $200,000 to join and about $27,500 a year, and no social or corporate memberships are offered.
How do prices compare?
Naples Beach Club Golfside residences are priced from $6.5 million to $25 million, and Beachside closings in 2026 ran from $7.75 million to $24 million, with the developer’s last residences at $40 million to $100 million. The 16 Rosewood residences still available are offered from $13.75 million to $50 million, and Olana starts at $30 million. Pricing and availability change as each development sells, so call (239) 438-1102 for current figures.
When will they be complete?
Rosewood Residences topped off in August 2025 and is expected to be completed late in 2026; its residences close at completion. Olana is planned to break ground in 2026 and complete in 2028. At Naples Beach Club, the Four Seasons resort opened in November 2025 and the Beachside Residences began closing in 2026; Golfside Residences close as their buildings are completed, beginning at the end of 2026, and golf is expected to open in early 2027.
Can I rent out a residence?
The rules differ. Rosewood Residences allows one lease per year with a nine-month minimum. At Naples Beach Club, Beachside residences generally cannot be rented except to other owners, while six of the twelve residences in Golfside Building E can be rented through the Four Seasons program. For Olana, we confirm the leasing terms with the developer before a client signs.
Does it cost more to buy with my own advisor?
No. At all three developments the developer pays buyer representation fees, so working with Alpizar & Company as your independent advisor costs you nothing. The sales galleries represent the developers; we represent you.
Pricing, availability, amenities, rental rules and delivery dates come from the developers and public listings and change over time; verify current terms with the developer and the condominium documents before relying on them.
