The Dunes is a gated community of seven towers and forty coach homes on the mangrove edge of Turkey Bay in North Naples, with Gulf views from the upper floors and the beach at Delnor-Wiggins Pass State Park a short distance away. It delivers the most complete resort amenity package in North Naples at prices well below the beachfront towers it looks out over. To the south, across Bluebill Avenue, the canal-front homes of Conners and the Vanderbilt Beach corridor along Gulf Shore Drive complete the North Naples coast.

Two Communities Inside One Gate
The Dunes was built in two chapters. Antigua, Barbados and Cayman came first, three identical twelve-story towers around their own pools with three-bedroom plans from about 1,900 square feet; they remain the value play, they permit thirty-day leases, and the fifth and higher floors on the west side see the Gulf. The Grande Preserve followed with four taller towers, private elevator foyers, indoor parking, a concierge center and residences of roughly 2,600 to 3,700 square feet, with larger penthouses above. The Grande towers also carry the right to join The Floridian Club, which the Island Cove towers and Sea Grove generally do not, and that difference shows up in price.
Where Each Tower Sits
The seven high-rises run north to south along Turkey Bay, numbered on the map below. The four Grande Preserve towers stand to the north, from Grande Geneva (1), the newest, through Grande Phoenician (2) and Grande Excelsior (3) to Grande Dominica (4). The three Island Cove towers, Cayman (5), Barbados (6) and Antigua (7), stand to the south toward Bluebill Avenue. The Plantation Club and the Sea Grove coach homes sit on the east side, toward Vanderbilt Drive, and to the west, across the mangroves of Turkey Bay, lie Delnor-Wiggins Pass State Park and the Gulf.

The Dunes Tower by Tower
Fifty-eight Dunes sales closed between September 2024 and September 2026, at a median $1,687,500 and $625 a square foot. The two halves of the community trade as separate markets: the Island Cove towers sold at a median $1,137,500, or $535 a square foot, and the Grande Preserve at $2,075,000, or $656 a square foot, a premium that reflects larger private-elevator residences and Floridian Club eligibility.

The two markets are also moving differently. In the Island Cove towers, two residences were for sale on October 1, 2026, about two and a half months of supply at the pace of the last twelve months, and price per square foot rose about 5% on the year, to $548. The Grande Preserve had twelve residences for sale, about six months of supply, and its sales in the twelve months to September 30, 2026 closed at a median $632 a square foot, down from $690 the year before. Buyers have more room to negotiate in the Grande towers today, and sellers there need to price to the most recent closings; our Dunes market report follows both sides every month, and Selling at The Dunes sets out what that means for a sale. Annual association fees in recent listings run about $28,000 to $40,000 in the Island Cove towers and $38,000 to $62,000 in the Grande Preserve.
The Plantation Club and The Floridian Club
Every owner belongs to the Plantation Club at the center of the community: a lagoon pool with attended service, the Royal Palm Room and Sandbar for dining, a fitness center and spa, six lighted tennis courts with an active league and clinic program, and a calendar of events that keeps the community busy year-round. The Floridian Club is the second tier, a fully staffed beach club on Vanderbilt Beach with its own pool and food and beverage service; membership transfers with eligible residences and carries a transfer fee, so we confirm status on every Grande listing we show. Is The Dunes on the beach?
No. The Dunes sits on the preserve side of Vanderbilt Drive along Turkey Bay, with Gulf views from the upper floors. The sand at Delnor-Wiggins Pass State Park, my favorite beach in Naples, is a short distance away, and The Floridian Club puts eligible owners directly on Vanderbilt Beach.
Which buildings include Floridian Club membership?
The four Grande Preserve towers were sold with membership eligibility, subject to a transfer fee at resale. Antigua, Barbados, Cayman and Sea Grove generally were not. Some sellers offer to cover the transfer fee, which is worth negotiating.
What does a residence at The Dunes cost?
Between September 2024 and September 2026, Island Cove tower residences sold for $850,000 to $1,725,000, at a median $1,137,500, and Grande Preserve residences for $1,550,000 to $3,300,000, at a median $2,075,000, with floor height and Gulf exposure driving value within each tower. The one Sea Grove coach home that sold brought $1,465,000. In my opinion it remains the best amenity-per-dollar high-rise value in North Naples.
Can I see floor plans before I visit?
Yes. We keep floor plans for every tower and the Sea Grove coach homes and will send the relevant ones on request.
Are pets allowed?
The Dunes is pet-friendly: two pets per residence with breed restrictions across the towers, and no weight limit. Ask us for the current rules for the building you are considering.
Can I rent out a residence at The Dunes?
Yes, within each building's minimum lease term and annual limit: thirty days in the Island Cove towers, ninety in the Grande Preserve and Sea Grove. Seasonal demand is strong here because of the club; see our Dunes vacation rentals page or ask about ownership as a seasonal rental.
