Pricing by Tower

Antigua, Barbados and Cayman share four floor plans and a thirty-day rental policy, so their buyers compare residences across all three towers at once; the sale goes to the best combination of view stack, renovation and rental record, and a residence priced against its own tower alone will sit. The Grande Preserve is a different market: larger private elevator residences, ninety-day leases and Floridian Club eligibility bring end-users rather than investors, and the premium for a transferable membership, a corner plan or a top-floor Gulf line is real and measurable in the closed sales. Sea Grove trades as a small, quiet market of forty homes where the first-floor and second-floor plans are priced almost as two separate products. In every case we price from the last twelve months of Dunes closings, adjusted for what your residence has that the comparables did not.

 

When and How to Sell at The Dunes

The Dunes sells in season. Serious buyers are in Naples from January through April, they tour in person, and they decide quickly when a residence shows well, so we prepare listings through the fall and bring them to market as the season opens rather than midsummer. Does a Floridian Club membership add value when I sell?

Yes, significantly. A transferable membership is available only with eligible Grande Preserve residences and cannot be bought separately, so buyers pay for it. Some sellers cover the transfer fee to close a deal; we will advise whether that is worth doing in your case.

Can I sell my Dunes residence while it is rented for the season?
