Private docks on Moorings Bay, and a rare route to the Gulf with no bridge in the way.
The Moorings’ waterfront homes line Moorings Bay, Bowline Bay, Compass Cove, Hurricane Harbor and the canals that connect them, minutes from Fifth Avenue South and the beach. The most sought-after, known as the Nifty Fifty, reach the Gulf through Doctors Pass without a fixed bridge, a distinction few Naples neighborhoods can match.

The Nifty Fifty: Bridge-Free Gulf Access
The name has stuck even as the count has grown to roughly 58 homes. They sit along Moorings Bay, Bowline Bay and Compass Cove, where deep-water frontage meets a route to the Gulf through Doctors Pass with no fixed bridge in the way. A sportfishing boat or a sailboat with a tall mast can leave the backyard dock and reach open water in minutes, which is why these homes consistently sell at a premium to other Moorings waterfront homes and rarely stay on the market long.
Bayfront, Cove or Canal
Open frontage on Moorings Bay carries the widest views and the highest prices. Cove and canal lots trade some of the view for protected moorage and a lower entry point, and homes on Hurricane Harbor and the southern canals reach the Gulf too, though bridge clearances and water depth vary from street to street. Much of the neighborhood dates to the late 1950s and 1960s, so original homes on good water often sell on the value of the land, while new homes are built to current flood elevations. For an existing home, the elevation certificate, the seawall and the dock permits belong at the top of the due-diligence list.
Living on the Water in The Moorings
Waterfront owners can join the voluntary Moorings Property Owners Association for access to Moorings Beach Park, and golfers can apply to the private Moorings Golf & Country Club inside the neighborhood. Fifth Avenue South is about six minutes south and the Village Shops on Venetian Bay about five minutes north. Buyers who prefer a condominium with a boat slip should compare Bella Baia, 2020 Gulf Shore and 3300 Gulf Shore. Owners weighing a sale can review what drives value on Selling in The Moorings.

Moorings Waterfront Homes Questions
How much do waterfront homes in The Moorings cost?
In 2025, 48 Moorings single-family homes sold at an average of $5,336,474, or $1,261 per square foot, and the highest sale was $16,610,000 for a new home with bay views. What is the Nifty Fifty in The Moorings?
The Nifty Fifty is the local name for roughly 58 waterfront homes on Moorings Bay, Bowline Bay and Compass Cove that reach the Gulf through Doctors Pass without passing under a fixed bridge. Any boat, whatever its height, can reach open water from the backyard dock, and these homes consistently sell at a premium.
Do all Moorings waterfront homes have Gulf access?
Most waterfront homes in The Moorings reach the Gulf through Doctors Pass, but outside the Nifty Fifty the route passes under at least one bridge, and clearances and water depth vary from street to street. We confirm the route for your specific vessel before you make an offer.
Is there an HOA for Moorings homes?
The Moorings has no mandatory master HOA for single-family homes. The Moorings Property Owners Association is voluntary, and membership includes access to Moorings Beach Park, a private Gulf-front park with parking, restrooms and shaded picnic areas.
Are older Moorings waterfront homes sold as teardowns?
Often. Much of The Moorings was built in the late 1950s and 1960s, and many original homes on good water sell to buyers planning new construction, so they are priced on the value of the lot. Renovated and newer homes are priced as homes.
Sales figures cover all Moorings single-family homes. Water depth, bridge clearances, dock rights and flood elevations vary by property and should be verified before purchase.
