Living at Gramercy

Gramercy trades a long amenity list for space and privacy. With three residences to a floor, each home is large by beachfront standards and faces the Gulf, and the building feels more like a private residence than a tower. The pool, sunset deck and fire pit sit at the edge of the sand, with a fitness room and community room inside.

No pets and very limited leasing make Gramercy a building for owners who use their residences themselves. The Village Shops on Venetian Bay are a short drive north, and Fifth Avenue South and Third Street South are a few minutes south. Owners who want a private beach park as well can join the voluntary Moorings Property Owners Association.

Buying at Gramercy

No Gramercy residence was listed or sold on the MLS over the two years to September 30, 2026, and none was for sale on October 1, 2026. With no recent sales of its own, we value Gramercy residences against comparable three-bedroom beachfront sales nearby: at Westgate, a few doors north, nine three-bedroom residences of roughly 2,500 to 3,100 square feet sold at a median $2,750,000, or $942 a square foot, over the same two years. From there we adjust for floor, view and the level of updating, and every building’s figures are on The Moorings Condo Buildings.

Gramercy was built in 1981, so it is well past the 30-year mark for Florida’s milestone structural inspection, required at 30 years, or 25 where a local agency requires it, and every ten years after, and the association must also complete a structural integrity reserve study every ten years, the first due by December 31, 2025. We review the latest inspection report, the reserve study, the budget and any special assessments, along with the current rental and pet rules, with every buyer before an offer. Florida also gives resale buyers seven days after receiving the association documents to cancel.
