Where to Find a Penthouse in Naples
For direct beachfront, the towers of Bay Colony sit on the sand behind a guarded gate, while Park Shore and Vanderbilt Beach offer top floors on the Gulf with a neighborhood of restaurants and shops at the door. Pelican Bay towers look over the mangrove preserve to the Gulf, with the tram to private beach facilities, and its newest buildings were designed with penthouse levels and rooftop terraces from the start. What to Check Before Buying a Penthouse
A penthouse carries a few questions a lower floor never does. Confirm who maintains the roof and any rooftop terrace, and how the association has handled roof replacement in its milestone inspection and reserve study. Ask whether the elevators run on backup generators during storms, since the top floor is a long walk without them. Check that windows and doors are rated for the wind exposure at that height, and get insurance quotes early. In MLS listings the word “penthouse” is also used loosely: some buildings label their top two or three floors that way, so floor number, ceiling height and terrace size tell you more than the label. We verify all of it for every residence our clients consider.

Is every listing called a penthouse on the top floor?
No. Some buildings label their top two or three floors as penthouses. Floor number, ceiling height, terrace size and elevator access are better guides than the label.
Who maintains a penthouse rooftop terrace?
It depends on the condominium documents. In some buildings the owner is responsible for the terrace surface while the association maintains the roof below it; in others the association handles both. Confirm before purchasing.
What should I check about a penthouse in hurricane season?
Ask whether elevators have generator backup, confirm that windows and doors are rated for the wind exposure at that height, and review how the building fared in recent storms and what the association’s insurance covers.
Can I buy a penthouse that is not listed?
