Months of supply compares the residences offered today with the pace of sales over the last twelve months. Five residences are for sale and two more at Seasons are under contract, against nine sales in the past year: about six and a half months of supply. With a community this small, one listing more or less moves the figure by more than a month.

Nine residences closed in the twelve months to September 30, 2026 for $47.2 million, against four for $19.4 million the year before, and every one of the nine was a cash purchase. The median sale was $3,950,000 at $1,176 a square foot, closing at 90% of its original asking price and 94% of its final one after 112 days on the market, against 87% and 179 days a year earlier. The Seasons and Seapoint median per foot fell because last year’s two sales included the $10.4 million Seapoint penthouse; with two or three sales in a group, a single residence sets the number. The percentage beside each price per square foot is the closing price against the original asking price.

What September Closed

No new contracts were signed in September, and no listing left the market unsold. Two Seasons residences remain under contract, one offered at $4,900,000 and one at $6,799,000, and a Seapoint residence returned to the market on September 16 at $7,850,000, after its earlier listing at $8,450,000 expired in July.
The Gap Between Asking and Achieved
Median asking price per square foot for the residences offered on October 1, 2026, against the median buyers paid over the last twelve months:

Baypointe and Beach House are listed almost exactly where buyers have paid, and the other two groups well above it. The Seasons and Seapoint gap is the widest, and it is the one buyers have been closing: the Seasons sales this year came in at 76% to 89% of their original prices.
The Listings That Did Not Sell
Seven residences came off the market without selling over the last twelve months, against the nine that closed: four at Baypointe, one at Club at Naples Cay, one at Seapoint and one at Beach House. Five of the seven had been on the market for more than five months, and six were priced above the recent sales in their own building. Two others, the Seasons penthouse and the Seapoint residence now back on the market, came off, were repriced and returned.
When Naples Cay Actually Trades
Closings by month over the last year: 2 in November, 1 in January, 1 in February, 1 in April, 1 in May, 1 in July and 2 in September. With so few sales, the calendar is set less by season than by when the right residence is priced to the building’s own recent sales; the Club residence that sold in May went under contract in two days.
How We Group the Naples Cay Buildings
These groupings are ours, built from what each building sells for. Seasons & Seapoint: the two estate-scale towers, with the largest floor plans and the highest fees. Baypointe & Beach House: the mid-range towers, most residences between about 2,200 and 2,900 square feet. Club & Westshore: the two original 14-story towers and the most accessible entry to the community. Sea House and Villas Raphael recorded no sales in the two years of data and are not shown. What This Means If You Are Selling
Price against the sales in your own building, not against the listings beside it. This year the residences priced at their building’s recent sales sold within weeks, at 92% to 96% of their asking prices, while those that started high sat for five months or more and either sold well below their first price or came off the market. Balanced, and moving toward sellers. Naples Cay carries about six and a half months of supply, with five residences for sale and two under contract against nine sales over the last twelve months, more than twice the four of the year before. The median sale closed at 90% of its original asking price, against 87% a year earlier.
What is the median price at Naples Cay?
Across the nine sales closed between October 1, 2025 and September 30, 2026, the median was $3,950,000 at $1,176 per square foot. Club at Naples Cay sold from $1,450,000 to $1,700,000, Baypointe and Beach House from $2,875,000 to $4,510,000, and Seasons from $4,450,000 to $21,500,000.
What was the highest Naples Cay sale?
The Seasons penthouse, Penthouse 20, which closed on September 22, 2026 at $21,500,000, about $1,662 per square foot, after 166 days on the market. It is the highest Naples Cay sale in the two years of MLS data we reviewed.
Do Naples Cay buyers pay cash?
