Marco Island by Community

Marco for the Naples Buyer
Marco is a different proposition from Naples, and buyers who choose it do so deliberately: an island that is quieter and more self-contained, beachfront pricing meaningfully below Naples' for comparable views, canal homes with dock space that Naples cannot match at the price, and the backcountry of the Ten Thousand Islands at the end of the canal. The trade is distance — twenty miles to downtown Naples, an hour to the airport — and a smaller, more seasonal market that rewards buyers who know which canals have direct access, which towers have completed their milestone work, and which streets flood. How far is Marco Island from Naples?
About 20 miles south of downtown Naples by road, via Collier Boulevard and the Jolley Bridge — roughly 35 to 45 minutes. Southwest Florida International Airport is about an hour. By water, the inside route north to Naples Bay is a popular day trip.
Which Marco Island communities are the most exclusive?
Hideaway Beach, a gated beachfront community with its own beach club and golf; Cape Marco, six gated beachfront towers at the south tip, led by Belize and Cozumel; and The Estates, the island's premier single family section on Caxambas Bay. Key Marco, a gated enclave on the island's east side, is the quietest.
What is the difference between direct and indirect Gulf access on Marco?
Direct-access canals reach Capri Pass or Caxambas Pass without passing under a fixed bridge, so any vessel the canal depth allows can reach the Gulf. Indirect-access canals pass under the Collier Boulevard bridges, which limits boat height. Direct access carries a substantial premium and is the first question we ask about any Marco canal home.

Beachfront condominiums generally range from $1 million to $8 million, with Cape Marco residences from $3 million to more than $10 million.
