Where Boat Slips Are Sold in Naples
Naples Bay holds the deepest inventory. Old Naples Seaport and Naples Boat Club sit in the historic waterfront district a short golf-cart ride from Fifth Avenue South, with wet slips to 70 feet, dry rack storage and, at a handful of slips, full-time liveaboard rights — the rarest and most valuable category in Naples. River Pointe and Powerboat Squadron marinas lie just upriver; Southpointe at Windstar offers slips inside a gated golf community off Bayshore Drive; Port 32 provides dry storage on the Gordon River. All reach the Gulf through Gordon Pass with no fixed bridges, which is why larger vessels concentrate here. The Cove Inn at Crayton Cove offers a small number of deeded liveaboard slips with hotel amenities.
Park Shore owners have access to the Venetian Bay docks along Gulf Shore Boulevard, minutes from the Gulf through Doctors Pass. These slips can be owned only by Park Shore residents, which keeps them scarce and closely held; they trade most often alongside a Park Shore condominium or home.
North Naples boaters look to Wiggins Bay and the Vanderbilt Beach Road docks, where a slip is a few minutes from open water through Wiggins Pass. New slips with lifts were completed here in 2025, and the corridor is the closest Gulf access to Vanderbilt Beach, Pelican Bay and Palm River.
Deeded, Assigned or Leased
A deeded slip is titled property you own outright and may sell, lease or finance. An assigned or limited-common-element slip belongs to a condominium and conveys with the unit; it cannot be sold separately. A leased marina slip is a contract with the marina, renewable but not an asset. Listings do not always make the distinction clear, and the price difference is substantial. We confirm the form of ownership on every slip before a client makes an offer.
What to Check Before Buying a Slip
Water depth at mean low tide against your vessel's draft. Beam clearance between pilings, not just stated slip width. Shore power amperage, water and pump-out. Whether the dock is fixed or floating, and its age and hurricane history. Lift capacity if one is installed, and whether the association permits adding one. Liveaboard and overnight rules. Rental rules and minimums, if you intend to lease the slip in season. Association dues, reserves and any pending assessments for dock replacement. Insurance availability, which varies by marina and by the vessel. We have owned and used slips in these waters and walk every one of these items with you.
Slips as an Investment
Naples has more boats than dock space and no way to add more of the latter. Well-located deeded slips have appreciated steadily and can produce seasonal rental income from November through April, when visiting boaters pay a premium for a secure berth near downtown. Buyers who own a waterfront home without a dock, or a condominium without an assigned slip, often purchase a slip nearby as a practical and appreciating asset. Can I buy a boat slip in Naples without owning a home there?
Yes, at most Naples Bay and North Naples marinas, where slips are deeded property open to any buyer. The exception is Park Shore's Venetian Bay docks, which may be owned only by Park Shore residents, and condominium slips that convey with a unit.
Can I live aboard my boat in Naples?
Only at slips that carry liveaboard rights, which are rare. Old Naples Seaport, Naples Boat Club and the Cove Inn each have a limited number, and they command the highest prices in the market. Most other marinas permit overnight stays but not full-time residence.
Which Naples marinas have direct Gulf access without bridges?
