North Naples holds the deepest annual inventory and the shortest commutes to NCH North Naples, Physicians Regional and the Immokalee Road corridor. Pelican Bay offers garden condos through Gulf-view towers with beach club privileges that transfer to tenants; Palm River and the neighborhoods off Immokalee Road offer single family homes and villas with few lease restrictions; Vanderbilt Beach offers the beach.

How Leasing Works in Naples

Most Naples condominiums and many home communities require association approval of every tenant: an application, a background and credit review, a fee, and in some buildings an interview, typically taking two to four weeks. Owners screen separately. A first month, last month and security deposit at signing is customary, and every lease requires renter's insurance. Tenants in Pelican Bay, Bay Colony and other club communities receive the amenity privileges of ownership for the lease term.
