Worth being straight about the trade. Living above five restaurants means evening activity — music, service noise, people in the courtyard — and the residences closest to it feel that most. Buyers who love Bayfront love exactly this; buyers who want the silence of a Beach Block street should look elsewhere, and we would rather say so before a showing than after. Position within the complex does most of the work: floor, exposure, and distance from the ground-floor venues separate a residence people adore from one they tire of. Sound attenuation varies by stack, so it is worth standing in a specific unit on a Friday evening rather than a Tuesday morning.

The Boating Picture

The marina sits on the Gordon River at the back of the complex, which puts a boat a few steps from the elevator — rare at this price anywhere in Naples. The route south to Naples Bay and out through Gordon Pass passes beneath the Tamiami Trail bridge, so as at Mangrove Bay upriver, vessel height rather than draft is the governing constraint. Slips here are handled separately from the residences, so confirm what is available, on what terms, and what it will accommodate before assuming a boat comes with the purchase. Palazzo at Bayfront is new construction within the development at 464 Bayfront Place: five stories, thirty-five residences, private terraces and two covered parking spaces each, with delivery planned for 2027. One offers space and value in a building with life underneath it; the other offers current construction, a current insurance profile and nothing deferred, at a considerably higher price per square foot. Buyers who want the walkability but would rather have a house should look at Mangrove Bay up the Gordon River, and those set on the historic grid at Olde Naples condominiums.
