Mixed-Use Living on the Gordon River

Bayfront put restaurants, galleries, a marina and four floors of residences into one complex on the river in 2000, and it lives more like a small European quarter than a typical Naples condominium. For an owner who wants dinner, a boat and a walk to Fifth Avenue South without a car, that combination is the reason to buy here.

What Owning Here Is Actually Like

Worth being straight about the trade. Living above restaurants means evening activity — music, service noise, people in the courtyard — and the residences closest to it feel that most. Buyers who love Bayfront love exactly this; buyers who want the stillness of a Beach Block street should look elsewhere, and we would rather say so before a showing than after. Position within the complex does most of the work: floor, exposure, and distance from the ground-floor venues separate a residence people adore from one they tire of. Sound attenuation varies by stack, so it is worth standing in a specific unit on a Friday evening rather than a Tuesday morning.

Dining at Bayfront

Four restaurants were open on the ground floor in early October 2026, each a short elevator ride from home:

More is on the way. In September 2026, The Naples Press reported that Barneys New York plans a 10,000-square-foot store at Bayfront, targeted to open by the end of 2026, with Barneys Home beside it and the Freds restaurant planned nearby. Restaurants and retailers change, so check current details before you go.

Buying at Bayfront

Twenty Bayfront residences closed in the MLS from October 2024 through September 2026, at a median of $842,500, or $590 per square foot, from $415,000 for an 853-square-foot one-bedroom to $4.3 million for a 2,504-square-foot three-bedroom at 451 Bayfront Place. Position shows in the numbers: the five sales at 451 Bayfront Place, all listing bay views, had a median of $906 per square foot, against $539 to $613 at 401, 410 and 450 Bayfront Place. Activity slowed in the second twelve months, from 13 sales to 7, and the median price per square foot eased from $616 to $554. Sellers received a median of 90% of their original asking price after 102 days on the market, and 19 of the 20 buyers paid cash. In early October 2026, nine Bayfront residences were listed from $614,796 to $2.25 million.

Bayfront was completed in 2000, so its buildings reach 30 years in 2030. Florida requires condominium buildings of three stories or more to complete a milestone structural inspection at 30 years, or 25 where a local agency requires it, and every ten years after, and a structural integrity reserve study every ten years, the first due by December 31, 2025. We review the reserve study, the budget and any special assessments, along with recent sales and the current rental and pet rules, with every buyer before an offer. Florida also gives resale buyers seven days after receiving the association documents to cancel.

The Boating Picture

The marina, about 38 slips on the Gordon River at the back of the complex, puts a boat a few steps from the elevator. The route south to Naples Bay and out through Gordon Pass passes beneath the Tamiami Trail bridge, so as at Mangrove Bay upriver, vessel height rather than draft is the governing constraint. Slips here are handled separately from the residences, so confirm what is available, on what terms, and what it will accommodate before assuming a boat comes with the purchase. Buyers whose priority is the slip itself should also see boat slips for sale in Naples.

Bayfront or Palazzo?

Two propositions share the name, in the same place. This complex is the original — built in 2000, mixed-use, twelve plans from 852 to 2,505 square feet, restaurants below and by far the wider range of prices. Palazzo at Bayfront is new construction within the development at 464 Bayfront Place: five stories, thirty-five residences, private terraces and two covered parking spaces each, with delivery shown in the MLS for 2027, and at least one current listing now giving 2028. Resales here had a median of $590 per square foot over the past two years, while Palazzo residences are listed at roughly $950 to $1,670 per square foot. One offers space and value in a building with life underneath it; the other offers current construction and a current insurance profile at that higher price. Buyers who want the walkability but would rather have a house should look at Mangrove Bay up the Gordon River, and those set on the historic grid at Olde Naples condominiums.

Bayfront Questions

What is Bayfront in Naples?

A mixed-use complex on the Gordon River, built in 2000, with 156 residences on four floors above a ground level of restaurants, art galleries and shops, plus a marina. Twelve floor plans run from one to three bedrooms and 852 to 2,505 square feet.

What do Bayfront condos sell for?

Over the two years to September 30, 2026, 20 Bayfront residences sold at a median $842,500, or $590 per square foot, from $415,000 to $4.3 million. Most recent sales list total recurring fees of $16,608 a year. In early October 2026, nine residences were listed from $614,796 to $2.25 million.

Is it noisy living above the restaurants?

There is evening activity, and the residences nearest the ground-floor venues feel it most. It is the reason some buyers choose Bayfront and the reason others should not. Position within the complex matters a great deal, so see a specific unit on a busy evening rather than a slow morning.

Can I keep a boat at Bayfront?

There is a marina on the river at the complex, but slips are handled separately from the residences — confirm availability, terms and what a berth will accommodate before assuming one conveys. The run south to Naples Bay and Gordon Pass passes beneath the Tamiami Trail bridge, so vessel height is the limiting factor.

Can you walk to Fifth Avenue South from Bayfront?

Yes, and without crossing a highway. A pedestrian path runs beneath the Tamiami Trail bridge to Tin City and Naples Bay Resort, continuing to Fifth Avenue South and on toward the beach.

Does Florida’s condo safety law affect Bayfront?

Yes. Bayfront was completed in 2000, so its buildings reach the 30-year mark for the milestone structural inspection in 2030, and the association must complete a structural integrity reserve study every ten years, the first due by December 31, 2025. Ask for the reserve study, the budget and any special assessments before you make an offer; resale buyers have seven days after receiving the association documents to cancel.

Sale counts, medians and prices per square foot are drawn from Naples Area Board of REALTORS® MLS closed sales from October 1, 2024 through September 30, 2026 and are not guaranteed. Building details, floor plans, amenities, marina arrangements and association rules change over time; confirm current details for the specific residence before relying on them.
