Vanderbilt Beach sells as two distinct markets: the Conners canal homes, where lot, dock and Wiggins Pass access set the price, and the Gulf Shore Drive towers, where floor, exposure and building health do. In 2025, 27 single-family homes closed at an average of $3.78 million and 67 condominiums at $1.70 million, with a $10 million canal-front sale and a $7.5 million Moraya Bay residence at the top. Pricing a Vanderbilt Beach Property
Neighborhood averages are almost useless here. A Conners home is priced against the last five canal sales with comparable frontage, dock and construction vintage, adjusted for whether the buyer is acquiring a residence or a lot. A tower residence is priced against sales in the same building and, where the building is small, in its direct neighbors on the same side of Gulf Shore Drive, adjusted for floor and stack. We also price against what did not sell: expired and withdrawn listings tell us where buyers stopped, and in the towers they usually stopped over an assessment or a milestone report that was not ready. Every valuation we prepare includes that record, and we will tell you plainly what we believe the property will bring and why. When to List in Vanderbilt Beach
Season begins in January, peaks in February and is over by April, and that is when most Vanderbilt Beach sellers list, which means a residence launched in February competes with every other unit in its building at once. We prefer to bring properties to market in late fall, positioned to meet the first wave of buyers with the presentation complete and the association record in hand, or in early summer, when inventory thins and a serious buyer has fewer choices. Seasonal owners who want to sell without disrupting their own winter can be prepared remotely and launched the week they leave.
