Choosing the Right Kind of Waterfront
On the Naples coast, “waterfront” covers three very different purchases. A beachfront home or condominium puts you on the sand, and its value turns on frontage, elevation and the condition of the beach itself. A Gulf-access home trades the beach for a dock, and its value turns on the route to open water: bridge clearances, canal depth, seawall and lift condition, and how many minutes it takes to reach the Gulf. A Gulf- or bay-view residence brings the water into view from a higher floor or across a preserve, and its value turns on floor, stack and exposure. In Naples’ luxury waterfront neighborhoods, Gulf- and bay-view condominiums generally begin around $1 million, homes with Gulf access around $2 million, and beachfront homes and estates range from several million to well above $50 million. Price turns on frontage, access, view and the specific street or building.
What is the difference between beachfront, Gulf-access and Gulf-view property?
Beachfront property sits directly on the sand. Gulf-access property is on a bay or canal with a navigable route to the Gulf for a boat. Gulf- or bay-view property looks out over the water from across a road, preserve or waterway, usually from a higher floor.
Which Naples neighborhoods have Gulf access without bridges?
Port Royal, Aqualane Shores, Royal Harbor and Oyster Bay reach the Gulf through Gordon Pass without fixed bridges, which is why they suit larger boats. Other waterfront neighborhoods reach the Gulf through Doctors Pass or Wiggins Pass, with routes and clearances that vary by street.
Can I buy a waterfront lot in Naples and build new?
