The Gulf-view towers, Mansion La Palma, Marquesa, Salerno and Toscana, form a second market where the view corridor, the terrace depth and the plan carry the difference. The estate neighborhoods are smaller markets still: Bay Colony Shores trades on lot and water, Vizcaya and Villa La Palma on the villa itself and its outdoor rooms. In each case we price from the last twelve to eighteen months of closings inside Bay Colony, adjusted for what your residence has that the comparables did not, and we say plainly where the market is and is not. Bay Colony sells in season, when buyers are in Naples from January through April and decide quickly, so listings prepared through the fall and launched as the season opens meet the most buyers with the fewest days on market.
