Naples waterfront covers five distinct positions: Gulf-front, where the property sits directly on the beach; bayfront, on a protected bay such as Moorings Bay, Venetian Bay, Naples Bay or Vanderbilt Lagoon; canal-front with bridge-free access to the Gulf; canal-front with access restricted by a fixed bridge or a shallow pass; and deeded boat slips owned as real property, with or without a waterfront residence attached. The five do not trade alike. A Gulf-front condominium and a bridge-free canal estate can carry similar prices while serving completely different buyers, and lakefront property in Naples is not waterfront in this sense at all — it has no connection to the Gulf.

Bridge-free means no fixed bridge stands between a property's dock and open water, so there is no permanent limit on the height of the vessel that can be kept at home. Which Naples neighborhoods have bridge-free Gulf access?

Through Gordon Pass in the south: Port Royal, Aqualane Shores, Royal Harbor and Oyster Bay. Through Doctors Pass in central Naples: the Moorings' Nifty Fifty, the marina residences at 3300 Gulf Shore, and the Hurricane Harbor homes in Coquina Sands. Through Wiggins Pass in the north: the Conners canal community in Vanderbilt Beach and the marina communities at the north end, where current dredged depth is worth confirming. Seagate reaches the Gulf through Clam Pass, which is shallow and better suited to smaller craft. Access still needs to be confirmed property by property — not every address within these neighborhoods sits downstream of every bridge.

Is Gulf-front or bayfront better in Naples?

They answer different questions. Gulf-front puts the beach and the sunset at the property and commands the highest prices per square foot in the city, but it comes without a dock, with more exposure in a storm, and generally with higher insurance. Slips trade at Park Shore's marina, along Naples Bay and at several marina buildings around the city, and availability is thin enough that slips often sell privately rather than through open listings. The details that matter are the length and beam the slip accommodates, the depth at low tide, whether power and water are in place, what the association charges, and whether the slip can be leased out when you are not using it.

What should I check before buying a Naples waterfront property?

Confirm the access route rather than the access claim: the pass, the number of fixed bridges, and the controlling depth. Review the dock and lift permits, the seawall's age and condition, and whether the dock as built matches what was permitted.
