Aqualane Shores is roughly 370 estates on deep-water canals between Olde Naples and Port Royal, and the supply of buildable waterfront lots is effectively finished. So a buyer who wants a new house here faces one of two transactions: buy a finished new estate at the price the builder achieved, or buy a 1950s or 1960s house for the dirt beneath it and spend two to three years replacing it. They are different purchases with different risks, and the right one depends less on budget than on patience.

Buy Finished, or Buy the Lot

Buying a finished new estate. You pay for the builder's risk, the construction period, and the fact that somebody else absorbed three years of Naples permitting and material costs. In exchange, you own it now, you know what it looks like, and you are not exposed to what a construction market does between contract and certificate of occupancy. In a neighborhood where the average listing sits near $13.9 million, that premium is real but it is not irrational.

Buying the lot. The house standing on it is worth little or nothing to you, so what you are really pricing is the water position: the width of the lot, the canal frontage, the depth at the dock, and how quickly the boat gets to open water. Aqualane's defining feature is that it has no bridges between its canals and the Gulf, which means no height restriction on the vessel and no waiting on a tide to get out. That is the thing that cannot be replicated anywhere else at this level in Naples, and it is what you are actually buying.

What Makes One Lot Worth More Than the Next

Canal frontage and width The single biggest variable. Frontage sets what can be docked, and lot width sets what can be built without fighting the setbacks for every foot.
Depth at the dock Verify it at low tide, at that address, not from the neighborhood's reputation. Aqualane is deep-water, but individual canal ends vary.
Seawall condition and age A seawall at the end of its life is a five- or six-figure item that belongs in the purchase price, not in a surprise the following year. Inspect it before the offer.
Orientation Which way the pool deck and the main living space will face when the new house is built — a western rear exposure and an eastern one produce very different houses on identical lots.
Elevation and the existing structure The original houses here sit low. What that means for demolition, fill and finished floor elevation on a new build is a question for your builder and the City before you commit.
Distance to the Bay Where the address sits along the canal system changes the run out and, quietly, the resale.

 

No HOA, and What That Changes

Aqualane Shores has no mandatory homeowners association and no architectural review board deciding what your house looks like. For a buyer building here that is a genuine advantage — design decisions are between you, your architect and the City of Naples rather than a committee of neighbors.

It cuts the other way too. Nothing stops the lot next door from being taken down and rebuilt the year after you move in, and on a street where most of the original houses are approaching the end of their lives, that is a reasonable expectation rather than a risk. Buyers who want certainty about what surrounds them should look at that street honestly before committing, and we will tell you which blocks have already turned over and which have not.

Who Builds Here

The neighborhood's recent estates come from the builders and architects who work at this level in Naples — London Bay and Toscana Homes among the builders, with architects including Stofft Cooney. If you are buying a lot, having the builder involved before the purchase closes rather than after is worth more than almost anything else on this page. The house that can be built on a given parcel, and what it will cost, is the number that decides whether the lot is priced correctly.

The Timeline, Honestly

Between closing on a teardown and moving into a finished house, expect the process to be measured in years rather than months once design, permitting, demolition and construction are added together. Naples permitting is not fast and the trades at this level are booked well ahead. That is not a reason to avoid building — it is a reason to decide early whether you have the patience for it, because the buyers who regret building are almost always the ones who expected it to take one season.

Very little, and what comes up is rare enough to be an event. In practice, new construction in Aqualane Shores means buying an existing house for the lot and replacing it. What does no-bridge Gulf access mean in Aqualane Shores?

The canals connect to Naples Bay and the Gulf without passing under a fixed bridge, so there is no height restriction on the vessel. That is what separates Aqualane Shores from most other waterfront neighborhoods in Naples, where a bridge decides what can be docked, and it is the main reason serious boating buyers concentrate here.

Should I buy a finished new house or build?

Buying finished costs more and removes the risk; building costs less at the outset and takes years, with exposure to construction costs in the meantime.
