Port Royal's origins begin with one man's vision and one of the most ambitious private engineering projects in Southwest Florida history. In the early 1950s, John Glen Sample — a Chicago advertising executive — acquired the undeveloped wetlands at the southwestern tip of Naples and set about transforming them through massive dredging and filling operations. Eligibility: Port Royal Club membership is available only to homeowners south of Palmer Estates and 21st Avenue South. Not all Port Royal properties carry Club membership eligibility — confirm eligibility status for any specific property before purchasing. Aqualane Shores properties on 21st Avenue South are not eligible for full Port Royal Club membership, though some may qualify for Associate membership.

The 90-Day Window: New homeowners must opt into Port Royal Club membership within 90 days of closing. If they fail to do so — either by joining outright or by reserving eligibility through paying 25% of the initiation fee plus 25% of annual dues per year — the property permanently loses its Club membership eligibility. Any future owner of that property, or the original owner who missed the window, must then pay 175% of the then-applicable initiation fee to join.
