Based on these recent comps - I'd say your lot is worth $35,000 - $40,000.

It's most comparable to the first lot on the list above since it does not have running water on the property or mountain views.

Looking at the sales history I see that that is essentially what you paid for it so I'm sorry for that, but in 2008, it was the peak of the real estate bubble, so I imagine prices were inflated back then. I know you mentioned you had it listed for sale previously, not sure what you had it on the market for or what the feedback on pricing might have been.

For the purposes that I want land in Georgia, it needs to be in Blue Ridge City limits so I'm not sure this is the lot for me. Although my wife likes the property and wants it... it may come to that but it wouldn't be until Q2 of next year until we can buy a second piece of land in Georgia.

With that said, I did meet with a brokerage in the Blue Ridge and have decided to join Compass. My license and onboarding should be completed by the beginning of January so if you would like to put it on the market, I'd be honored to have it as my first listing in Georgia. We can start in the high to mid $40's and see if we get any interest.
