Living at 450 Launch Circle

The Launch Circle buildings trade height for closeness to the clubhouse and pools, and the community’s amenities are a short distance from every door: two pools, one of them a lagoon-style pool with a waterfall, a spa, a fitness center and a clubhouse with a social room. The fishing pier and picnic grills run along the lagoon, and a limited number of cabanas can be purchased for the long season days that define life here. 450 Launch Circle Sales and Rentals

One 450 Launch Circle residence closed in the two years to September 2026: a fifth-floor, 1,635-square-foot residence that sold for $990,000 in May 2026, or $606 a square foot, after nine days on the market. A 1,475-square-foot residence listed at $1,249,900 expired unsold, and none was for sale on October 9, 2026. Across the three Launch Circle buildings, four sales closed at a median $1,007,500, or $618 a square foot, against $1,325,000 in the two Flagship Drive towers. Annual association fees in recent listings run about $17,700 to $19,700.

450 Launch Circle is one of the Regatta buildings where weekly rentals show up in practice: two residences were listed at $3,000 a week in season, and one by the month at $14,000.

450 Launch Circle is number 3 on the map, the mid-rise at the northeast corner of Regatta, closest to Vanderbilt Drive and just south of the marina’s eastern end. The clubhouse and pools sit to its southwest, 460 Launch Circle (4) and 470 Launch Circle (5) complete the Launch Circle trio to the south, and the two high-rises, 400 and 410 Flagship Drive, line the lagoon to the west.

Owning, Renting and Boating at Regatta

The 55-slip marina on Vanderbilt Lagoon is what sets Regatta apart from Vanderbilt Beach's Gulf-front towers: slips can be leased or purchased, and the lagoon leads to the Gulf through Wiggins Pass. The rental policy is a 30-day minimum with up to 12 leases a year, and a meaningful number of residences carry grandfathered rights that allow weekly rentals — a distinction worth confirming residence by residence before you buy. 450 Launch Circle falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Completed in 2000, 450 Launch Circle reaches the 30-year mark in 2030, so the reserve study is the document that matters now. Ask the association for the reserve study, any milestone inspection report, the current budget and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
