Resident Questions — Alpizar Property Management
How do I apply for a property?
Apply online through the listing's "Apply" link or the Resident Portal. Every adult who will live in the home completes an application, and the fee covers credit, criminal background, eviction history and income verification. Most applications are decided within one to two business days; condominium and community associations then require their own application, which we submit on your behalf.
Can you hold a property before I apply?
No. Properties remain available until an application is approved and the deposit is received. Once approved, the home is held for you while the lease is prepared and the association application is completed.
How old do you have to be to apply?
Eighteen. Every occupant eighteen or older must apply and be named on the lease.
Who needs a co-signer?
Applicants whose verified income is below the required multiple of monthly rent, whose credit history is limited or recent, or who are relocating without established U.S. credit. A co-signer completes the same application and signs the lease as a guarantor.
Is the security deposit refundable?
Yes. Deposits are held in a Florida escrow account and returned in accordance with Florida law after move-out, less any lawful deductions for damage beyond normal wear, unpaid rent or cleaning to the move-in condition. A move-in inspection with photographs documents the home's condition, and you receive a copy.
How do I pay rent?
Online through the Resident Portal by bank transfer or card, with the option to set up automatic payments. Rent is due on the first of the month; the lease states the grace period and any late fee.
Who is responsible for repairs and maintenance?
Submit every request through the Resident Portal, with photographs where helpful, and we will coordinate a vendor. The owner pays for repairs to the home's systems and normal wear; residents are responsible for damage caused by occupants or guests, for replacing air filters and light bulbs, and for pest issues arising from housekeeping. Urgent problems — no air conditioning, active leaks, no power — should be called in to the 24/7 line rather than submitted online.
I want to get a pet. What do I do?
Ask first. Pets are permitted only with written approval from the owner and, where applicable, the condominium or homeowners association, many of which limit number, size and breed. If approved, a pet addendum and pet deposit or fee are added to the lease. An unapproved pet is a lease violation.
I want to move out but my roommate wants to stay. What do I do?
Contact us in writing. Every adult on the lease is jointly responsible for the full term, so a change requires the remaining resident to re-qualify on their own income and a lease amendment signed by all parties and the owner. The deposit stays with the lease; departing and remaining roommates settle their share between themselves.
My lease is ending and I want to move out. What do I do?
Give written notice through the Resident Portal by the date stated in your lease — typically 60 days before the end of the term. We will schedule a move-out inspection, provide a cleaning checklist, and return the deposit in accordance with Florida law. If you would like to renew instead, tell us before the notice date and we will confirm terms with the owner.
Do I need renter's insurance?
Yes. Every lease requires a renter's insurance policy for the full term, with proof provided before move-in. It protects your belongings and covers liability that the owner's policy does not.
